I will start by saying we were only there for one night. The host was very helpful and accommodating. Our room was very clean and had what we needed. The location was phenomenal, walking distance to the train station and the Royal Mile. There is a pub downstairs that we enjoyed. It was a little noisy, but we ran white noise and did not have trouble sleeping.
It was not a problem for us as we are in good physical shape, but the stairs could be challenging for anyone with health issues.

Super close to the action in Edinburgh, conveniently located.
The narrow spiral stairs up to the flat were precarious. It was hot so we opened windows, but this meant the street noise of the bars kept us up until 4am every night night.

The location is amazing. Right in the heart of everything. Comfy beds. There was clean bedding and towels, plenty of loo rolls, soap, and tea and coffee supplies. The view and vibe in the area is fun and lively. We had enough crockery and glasses. The shower was hot and lovely.
Four people could not eat at the table, two people would struggle. A pole for opening and closing the ceiling windows is a vital addition for the future. The shower leaks and there is no mop or similar to mop it up. The toilet needs fastening to the wall as it's wobbly as is the seat. There was no way of turning off the bathroom fan which ran constantly. The shower plug hole is loose. The floor in the bathroom is uneven. Whoever cleans needs to spend a little longer, as it is almost clean everywhere but not quite.
