From the moment we arrived, Rosebank Guest House felt like a home away from home, made all the more special by our host, Caroline. Her warmth and friendliness set the tone for the entire trip, and her local hints and tips on what to do and where to eat around Perth were spot-on and invaluable.
The accommodation itself was outstanding, with several details that made a real difference:
Spacious & Fresh Room: The room was impressively large, spotlessly clean, and smelled lovely from the moment we stepped inside.
Thoughtful In-Room Touches: Finding fresh milk and cold water waiting in the fridge—rather than tiny UHT pods—was such a welcoming and practical touch. Along with some sweet treats.
Great Parking: Having good off-street parking made arriving and coming and going completely hassle-free.
Convenient Dining Area: Having access to a dining area equipped with a microwave, toaster, and kettle to prepare your own food was a brilliant feature. We didn't use it but recognised the benefits of this.
Excellent location: No need to use a car as the property is within short walking distance to the city, along with Asda and a retail park on the doorstep.
Caroline has created a wonderfully welcoming, clean, and comfortable environment for travellers. We couldn't have asked for a better stay and wouldn't hesitate to recommend it to anyone visiting Perth!

The room was perfectly clean and absolutely quiet. Ideally located, there is all you need nearby the guest house : supermarket, restaurants, bank... And above all : Caroline is an example of kindness. If I can go back to Scotland, I'll book a room in this guest house again. Sure.

Friendly host.Good Location.
Clean and well presented room.
Fridge and milk a bonus and water.
Host provided a map of the area and engaged with us about places to go.
Parking good.
Area available to eat our own breakfast .
Nothing too much trouble.
Would recommend.
