Very good location (3 minutes away from Kyoto station).
Great rooms with balcony/terrace to enjoy if the rain allows it.

Everything. The common area is spectacular. Tea and coffee and water always available. Free drink each night is so welcoming. Live music each night. Free washer and dryers. Great unseen. Massage chairs. Restaurant has great food and reasonably priced. So close to Kyoto station. Easy to do day trips.

The hotel room is a bit austere. I booked a room with a terrace, but it’s an inside terrace.
The location is a bit awkward to get to gion. I walked, took a bus, took the subway. All a bit off.

Clean and 5 min walk to Kyoto station. Main bus terminal also within an 8 min walk. Shopping mall 5 mins away. Can’t beat the location! Free washer and dryer. Massage chairs.
Please dont go there if you are a family of more than 4. They don’t let you sit in groups of more than 4 in common areas and you have to sign that agreement too. The welcome drinks are below average at best.
They will not do an early check in and give any grace period for late checkouts unless you pay 3000Y per hour. They also can’t forward luggage if it’s being forwarded to an Airbnb.
