Location and the garden. Free parking.
Our room only looked out onto a wall and was very dark, but still comfortable. There was no hot water from the bathroom basin.

Location was excellent I’m a very nice area with lots of trees. The patio was very pretty and a place you could relax in.
It was a bit old. When there was a power outage, they didn’t restore power to the power outlets in our room until the next day.
