Mission Beach is world renowned for its beautiful beaches, vast boardwalk, and the historic Belmont Park with the nearly 100 year-old Giant Dipper Roller Coaster. It's also the home to San Diego's beach volleyball scene. Whatever suits your fancy, it's all there in Mission Beach. Mission Beach is conveniently located within walking distance of a plethora of shops, restaurants, coffee shops, nightlife, and an amusement park, as well as a few short blocks away from city bus stops, and a convenient Uber/Lyft ride away from the rest of San Diego. Due to the nature of buildings in this very popular and high-demand beach destination, the room configurations are unique. This building is a duplex with two separate apartments and you will be renting both together (so you will have the entire building). The larger apartment is two stories and the entire second floor is actually a loft bedroom (with its own bathroom) that is separated from the rest of the house by a staircase and has privacy shades that can be pulled completely closed to allow for full privacy. While the other rooms are normal bedrooms, one of them can only be accessed through a bathroom or through the master bedroom (there is no direct access to the living room, kitchen, etc. from that bedroom). Most guests do not have issue with this, however we always want to make sure we are setting the proper expectations so there are no surprises. The second apartment has a more traditional layout consisting of two bedrooms, so there are no special considerations to note here. We thank you for not smoking and not bringing any pets onto the premises. Please ensure that the total number of guests you specify in your booking is accurate, including all infants and babies of all ages, and let us know if that changes. We will only accommodate those guests specified and no more above and beyond that number, especially due to municipal codes regarding occupancy. NOISE & GATHERINGS Due to the residential nature of our neighborhood and out of respect for our neighbors in the same building, we have a strict policy against social gatherings or any other loud/disruptive activities, especially after 9pm. This also means no visitors (anyone not already accounted for in the booking and already staying here) at anytime. Our property manager lives nearby and he’s had to ask guests to leave in the past for throwing parties. OCCUPANCY Please note the maximum occupancy and number of bedrooms specified in this listing. The maximum number of guests shall not exceed this number at all times. STAYS LONGER THAN 30 NIGHTS Airbnb does not have a mechanism for recurring charges, but as a benefit to both us and the guest, we do require a recurring cleaning of the unit to be scheduled once every 2-3 weeks at an additional cost equal to the original cleaning fee each time, and this would include cleaning of towels and linens. PARKING Parking details are specified in the Amenities section of this listing. If there is no reserved parking, please observe all posted parking restrictions when utilizing public parking. There is one dedicated parking spot for this unit, so please review the House Manual for details on where it is. All other spots are reserved and may be towed by the other tenants so please be sure to park only in the designated spaces. TRASH & RECYCLING Use blue bins for recycling, green bins for food waste, and black bins for everything else. INFANTS & BABIES The space is listed as child-friendly because we've gotten a lot of requests from families with infants who want to stay with us. We'd be happy to host those groups, but unfortunately, we do not have cribs or pack and plays or any bedding of that nature available for use, so please bear that in mind if it is a requirement for you. OTHER We strive to ensure that all of our guests have the best experience staying with us but we understand that accidents may happen. If, during your stay, anything accidentally breaks (e.g., a wine glass, photo frame, vase, etc.), please let us know right away so we can be sure to properly deep clean it after your departure. This is primarily for the safety of the next guest who will arrive after you and we generally won't charge you any amount of the security deposit for small items or decor, so please don't hesitate to let us know. We really appreciate it! CITY REGULATIONS The City noise limits pursuant to Municipal Code sections 59.5.0401 and 59.5.0501, and remedies available to the City to address and enforce violations, including the issuance of individual administrative citations in an amount up to $1,000 to each guest and to the host. Upon a failure to vacate by the expiration of the occupancy term, guests may be deemed trespassers and may be subject to removal by relevant authorities Pursuant to Chapter 5, Article 1, Division 10 of the Municipal Code, if the police are called to address public peace, health, safety, or general welfare issues, guests may be responsible for the cost of the police response.
