Damage insurance coverage is a non-refundable fee. NOTE: If expenses are incurred to repair damages, replace missing items, pay for extra cleaning or any other direct or indirect damages or violations of rental policy as a result of your stay, we reserve the right to apply the damage deposit to offset expenses and charge you for any damages that are not covered by the deposit or other coverages. Extra items needed are the responsibility of the guest. Trash bins must be pulled to the curb on trash days and brought back no later than the evening of the same day. Owner (and any of his authorized representatives) is, by Florida law, allowed to enter the home at any time if he/she suspects any actions that might breach this contract. The owner may also enter home to check A/C filters and for any other reason necessary to maintain the security and comfort of guests or property. Each person renting and staying in our home (guests) agree to be responsible for all damage and loss of personal property to his or her as well as all persons, occupants, guests, and invitees’ personal property during the term of this lease/rental agreement. Furthermore, the owners are considered harmless to damage, loss, or theft of such personal property. Conduct on the premises and compliance with City of Destin Ordinances: 1. All furniture must be kept in the house, except the outside patio/porch furniture. 2. Guest(s) shall refrain from creating any noise or sound in the house, which is disturbing to the neighbors. (Noise ordinances are enforced in Destin.) 3. Guest(s) shall refrain from playing any musical instrument, radio, music system, entertainment system, or television set at a volume, which causes disturbance to the neighbors. (Noise ordinances are enforced in Destin.) 4. Guest(s) shall refrain, and ensure his or her guests and invitees refrain, from any conduct, which a reasonable person would deem likely to annoy or disturb the neighbors while on the premises. 5. Parking: We are permitted for four (4) vehicles. The City of Destin will fine us $1000 for more than 4 vehicles and we will pass that fine on to you. Note: 1 golf cart is 1 vehicle. 6. Please abide by the Pool Rules that are posted near the swimming pool. Guests must abide by all laws and ordinances of the state of Florida, Okaloosa County, and the city of Destin. You are staying at this property and using the facilities at YOUR OWN RISK. 7. All guests MUST be 25 years of age or older unless they are a child under the age of 18 AND accompanied by their parents. You acknowledge and agree that use of WiFi/Internet services at the rental property (“Services”) is for personal use and agree not to use the Services in a manner prohibited by any federal or state law or regulation. Transmission or download of any material in violation of federal or state law or regulation, including, but not limited to any copyrighted material, is prohibited. We assume no responsibility for and exercise no control over the content contained on the Internet or is otherwise available through the Services. All content accessed or received by you (or an invitee of yours) is used at your own risk. In the event that we receive a copyright infringement notice from a copyright holder and/or an Internet service provider, which includes a date and time of the alleged infringement that occurred during your stay, we may reveal your identity (name, address and telephone number) to the copyright holder and/or Internet service provider and you will be responsible for any associated fines. Guests will be responsible for any and all accidents, loss, damage, or injury caused by his or her, or anyone in their party’s negligence or willful conduct. The guest(s) liability insurance whether homeowners or other will be primary in the event of any loss or damage to the property or persons occurring at or about the premises during the term of this agreement. This includes the house, swimming pool, and all grounds of the entire property located at 4536 Luke Ave, Destin, Florida. It is the duty of the guest(s), while occupying the premises, to guard against accidents and to caution all members of their party to do so. Reckless endangerment of or by any people in your party is against our policies and is not allowed. We will not be held liable for any such action. Guests must notify the owner of any maintenance problems immediately that would affect the safety and security of any person renting and staying in the house. Balance of rent, tax and damage deposit (or damage coverage) must be paid 30 days prior to check-in day. EXCHANGE OF MONEY AUTOMATICALLY CONSTITUTES ACCEPTANCE OF ALL TERMS AND CONDITIONS SET FORTH HEREIN. Be considerate to your new neighbors! Quiet hours are from 9:30 pm to 8 am, during which time the noise from the home shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area. Your new neighbors are intolerant of noise and will call the Police if you have parties or make loud noises. If the Police are called we may lose our permit to do vacation rentals; you will be immediately evicted, will lose your damage deposit, and may be held liable for consequential damages. Amplified sound that is audible beyond the property boundaries is prohibited. Vehicles shall be parked in the designated onsite parking area which is on the circle driveway. Please do not park on the street or block the sidewalks Wireless high-speed Internet access is available. Clean any spills immediately and do not sit on furniture in wet swimsuits or with suntan oil on. Please do not flush sanitary products down the toilets. Turn off all lights and fans while out to conserve energy. Absolutely No Smoking in the house or near any open doors or windows. Trash collection is Tue and Fri early morning. The Trash bins with wheels must be pulled out onto the street the night before. Help keep Destin beautiful by recycling. Recycling trash cans have been provided for this purpose (small rectangular bins). Recycling pickup day is Tue. Follow these Checkout Procedures to Avoid an Extra Cleaning Fee: -Checkout time is 10:00 am. - No late check-out or early check-in. If a guest does not vacate the property by 10AM CST on their scheduled day of departure, the fee for failing to vacate is $50.00 dollars for the first half hour and $100.00 for each subsequent half hour that the guest fails to vacate the property. -Please remove all used sheets from beds. Place sheets and used towels in the laundry room. -Please DO NOT remove mattress covers. Leave quilts and pillows in the rooms. -All dishes should be clean and back in place. -Take out trash, turn off all lights, TVs, sound and fans. -Close and lock all doors. -As the saying goes... leave the campsite nicer than you found it :) In case there is any damage please let us know ASAP.
