The Space: Our professionally designed, 2-story family home is ready for your Colorado venture! You will be nestled in a beautiful, tree-lined neighborhood that is conveniently located in South Denver, only seconds from I-25 and S Broadway (Logan St.) and is less than a 1/2 mile from the Broadway Lightrail Station to Downtown & Union station to ensure you have easy access to the entire metro area including a link at Union Station that shoots you up to Denver International Airport!! As you enter our home, your eyes are immediately drawn to the gorgeous hardwood flooring, plus new furnishings and decor flowing throughout the home. The living area on this main level is equipped with seating as well as a flatscreen TV with a Roku for your streaming needs (no cable). Next, you come to the dining table, then the kitchen which is equipped with all stainless steel appliances and plenty of extras to keep the chef in your group smiling the whole trip while at the same time providing plenty of natural light and space to create delectable dishes for the gang. There is also one bedroom on the main level. It consists of a queen bed and is connected by a ‘Jack and Jill’ bathroom to the home office. Our home office includes a desk, keyboard, display monitor, webcam & ring light, printer, and ethernet cable. An ideal setup to work from home. The lower level has a second living area! This space boasts a Queen-sized sleeper sofa and a second flatscreen TV with streaming (no cable). There is also a wet bar with a wine fridge, plus the washer and dryer. Here you will also find the 3rd bedroom with a Queen bed. There is plentiful street parking and we are dog-friendly (pet fee required) with a dog bed, bowl, and a large, fenced-in backyard (see all of the house rules for details and inquire for arrangements). Layout: Main Level: Bedroom 1 and 2: Queen bed connected by a “Jack and Jill” bathroom + 1 Pack ‘n Play Lower Level: Bedroom 3: Queen bed Common Area: Queen Sleeper Sofa STR: 2017-BFN-0001417 The neighborhood: Our home is located South of Downtown and comfortably nestled between Washington Park, Denver University, Concerts at Ruby Hill Park, and near to the Art District on Santa Fe. Less than a mile away you can explore one of the city’s most cherished open spaces, Washington Park! There are miles of trails winding through and around the park which connect to the entire Denver area! Wash Park also boasts a tennis and basketball courts, playground, peaceful gardens, as well as two ponds... be sure to head to the pond on the Northern side of the park for various styles of bicycle and boat rentals for the whole family to enjoy! Heading home from Wash Park, your trip won’t be complete until you stop by Wash Perk & and Vert Kitchen to taste test some local favorite hidden gems Plan in time to visit one of Denver’s hidden gems, Pearl Street, which is less than a one-mile walk! Located just over I-25 there are 2 blocks tucked away in the Platte Park neighborhood with a weekly farmers market, rare boutiques, and world-class eateries. The Sushi Den, located in the heart of this district, receives daily shipments from Japan which are hand-selected and always present a terrific ‘Catch-of-the-Day’... Order my favorite, Nigiri/Sashimi Toro, for nothing less than an impeccable dining experience! Broadway and the Art District on Santa Fe are a quick 5-10 minute drive which is a must-see region with shopping, dining options, and nightlife. The Art District on Santa Fe neighborhood provides art studios, galleries, museums, murals, and more so you can explore something new every day of your stay! While creating your own tour of the art district, make sure you plan in a stop at one of the breweries and unique restaurants bringing you cuisine from around our planet. Take the family to spend the day at the Downtown Aquarium, Elitch Gardens Theme and Water Park. The Pepsi Center is practically right next door with a variety of concerts and sporting events. From there, you are on the edge of downtown Denver with more shopping, sightseeing, and year-round events for the entire family. Don’t forget to take the kids to the Children's Museum for a day packed with laughter and learning for all! Guest Access: Guests will have access to the entire home - 3 bedrooms with Queen beds; Queen sleeper sofa on the lower level; backyard; washer and dryer Guest Interaction: If any issues should arise during your stay, a representative from our management company will be available 24/7 to assist you. OTHER THINGS TO NOTE: - DOG RULES - MAX of 2 dogs allowed; there is a $100 pet fee per dog and you will be held responsible for damages; Please inquire with us for more details before booking; Please keep pets off of the beds, furniture, and out of the carpeted basement bedroom.; Yard cleanup - *BAGS ARE PROVIDED* - Please pick up after your PET, by disposing of any waste into the trash bin before you checkout from the property. A $50 fee will be incurred if the yard is not picked up.; If an unapproved pet is found at the property you will be asked to vacate immediately and a $1000 fine will be incurred. Please Note: No unapproved pets, no parties, and no smoking is allowed in the home. This is not a party spot! Quiet hours are from 10 PM - 8 AM. Any noise violations or complaints from neighbors will result in immediate eviction and loss of your security deposit. We appreciate your courtesy. Please load other dishes in the dishwasher and start the cycle before leaving. If there are dirty dishes remaining you will be subject to a $25.00 additional charge. - Check out time is 11 AM. Unfortunately, we cannot accommodate late check-out times. Fines will be incurred for violation. Wintertime in Colorado brings many opportunities for play and adventure, as well as seasonal hazards that require consideration. AWD or 4WD capable vehicles are recommended from November - April for all guests. Please plan your travel accordingly. We are not responsible for guest's ability to access roads or parking due to weather conditions. *Please be aware that we are not liable for any personal items left behind after your stay.* If any personal items are left at the property, we will do our best to recover them. However, there will be an automatic charge of $40 plus shipping costs for any items that need to be mailed back to you (prices may vary for large items).* We use a ring doorbell camera on the front door, this is the only camera on the property.

We loved our stay in this quiet neighborhood, amazing location and spacious property! The home was well furnished and stocked with everything we needed plus a few things. The location was awesome! We walked to several restaurants and to Wash Park! We highly recommend this property and we will definitely book again.

It only wins in the location, everything else is not good. Overall too expensive for the quality of stay( 1k for 2 nights) Floor is too old and squeaky, any movement upstairs is heard downstairs since floors are in very bad shape, made our stay so uncomfortable. Pictures online do not match reality. Not very clean, saw in each bathroom hair from previous customers in the bathtub. House needs too much maintenance before listing on vrbo or at least be way cheaper than price. Lost money and downgraded our vacation time.

I loved the neighborhood. Reminded me of my own! Close to restaurants, craft breweries, Whole Foods and much more. Every morning I walked to a local coffee shop and then to Washington Park. Home was very comfortable and we enjoyed sitting on the front porch. The house is very close to a major freeway however noise was never a factor.

We were visiting our two boys who both live in different Denver locations so we were looking for a place equidistant from both. 845 Sherman fit the bill. Don’t expect any incredible views but the location is great. Easy access to downtown and the mountains. Very clean and well stocked property.
