Welcome to the Snowcap Lodge, a spacious, family friendly, five bedroom four and a half bathroom townhome with private hot tub near Park City Mountain Resort. Nestled at the quiet end of the street, the Snowcap Lodge enjoys gorgeous views of the Park City Resort mountains. It enjoys an ideal location which is near the heart of Park City, it is a short walk down the road to one of Park City's free electric bus stopes, and also is situated just above one of the bike trails that weave throughout the city. THE SPACE Enjoy your family getaway and relax in comfort at the Snowcap Lodge with its 2,800 sq. ft. of inviting an spacious living space. Rest well in any of the comfortable eight beds, stream your favorite movie on the living area TV, or play a game of pool in the game room. Cook to your delight at the outdoor grill or in the well-stocked kitchen. Enjoy the convenience of an a washer and dryer and private parking garage. Soak up the amazing mountain views and community pond from the main floor and master bedroom balconies. Relax in the private hot tub and say hello to any ducks that decide to visit the pond during your soak. THE KITCHEN The kitchen is equipped with an oven, stove, refrigerator, microwave, dishwasher, coffee maker, toaster, and crockpot. It is stocked with crockery (plates, bowls, cups), flatware (forks, spoons, knives), and cookware (pots, pans, utensils). The kitchen also enjoys a spacious island that has seats for four. THE LIVING AREA In the living area you'll enjoy a comfy sectional sofa, two single sofa seats, TV with streaming capabilities and cable, a gas fireplace, and a dining table for ten. GAME ROOM Found on the lower level of the home, the game room enjoys a large couch, pool table, and a TV with cable. BEDROOMS This home enjoys five bedrooms with three on the top floor, one on the main floor, and one on the bottom floor. On the top floor is the master bedroom with its king bed, one guest bedroom with a queen mattress, and a second guest bedroom with two full beds. Near the front entrance on the main floor is the third guest bedroom also equipped with a queen bed. On the basement level are two bunk beds, four beds total, the top bunks have twin mattresses while the lower bunks have fulls. BATHROOMS A total of four and a half bathrooms can be found in the home. On the top floor the master bedroom will enjoy its own en-suite bathroom, and the other two bedrooms will share the second bathroom. On the main floor the guest bedroom will also enjoy its own en-suite bathroom. Also on the main floor just off the kitchen there is a half bathroom. Finally, on the bottom floor there is a bathroom in between the bunk bedroom and game room. PARKING Three cars may be parked at this home with one in the private parking garage and two in the driveway. THE COMMUNITY Snowcap Lodge is in a well-maintained community for vacation rental and permanent residency. It is located one mile from Park City Mountain Resort, one and a half miles from Main Street, and one block from the Park City Golf Club. A short walk down the road and a bus stop for Park City's free transit system can be found and can take guests directly to Park City Mountain, Deer Valley, The Canyons, and Park City Main Street. Guests are asked to be mindful of neighbors by keeping noise to a minimum during their vacation. ADDITIONAL INFORMATION - Quite hours are from 10PM - 8AM. - Parties are not permitted in this home. - Guests can expect to descend two flights of stairs in order to access the home. - This home does not have Air Conditioning. - Smoking is not allowed inside or around the home. - Pets are not allowed in the home at any time. - The fireplace in the master bedroom is out-of-service. - There is a washer and dryer located in between the bottom floor bedroom and game room. - The snowcap lodge sleeps up to 14 people, including 2 in the master bedroom, 2 in the first top floor guest bedroom, 4 in the second top floor guest bedroom, 2 in the guest bedroom on the main floor, and 4 in the bunk bedroom on the bottom floor. NO SMOKING (Including E-Cigarettes) NO PETS Upon arrival, please inspect the property. If you identify concerns or issues, contact your local manager immediately using the provided number in your check-in email. For after-hours communication, leave a message, and we will strive to promptly return your call. Refunds or considerations are only possible if problems are reported during your stay. We can provide a form for documenting pre-existing damage/condition and a claim form for damage during your stay (for those with Vacation Rental Damage Insurance). CONDITION OF PROPERTY: Please leave the property in the same condition as during check-in, normal wear and tear excepted. PMI Park City or its agents may enter for repairs or maid service at reasonable times. Cooking is only allowed in designated areas. Guests must promptly report fire or damage. Liability extends to family, invitees, employees, or other guests. Subletting is prohibited. Guests must return all keys and openers upon departure; failure may result in a minimum $50 charge per item. Compliance with House Rules is mandatory, including no pets unless allowed, no indoor smoking, and pre-entry cleaning. DAMAGE INSURANCE: PMI includes an accidental damage protection policy of $59 in the nightly rental fees and is covered up to $5000. Any damages that amount exceeds $5000, the remaining balance is to be paid by the Guest. Guest understands that this insurance does not cover damage to Guest belongings. It only covers accidental damage to the property and/or contents caused by Guest. OTHER INSURANCE: Guest agrees that PMI Park City and property owner are not responsible for any loss or damage during the term of the rental agreement. Guest agrees to carry insurance covering all personal property brought to the unit by Guest and bears full responsibility for any damage including damage from fire, water, theft, or any cause.

Disappointing based upon other great reviews. The main floor was remodeled and was very nice. Great island and open floor plan was great for our group of 10. Lots of dishes and pots & pans but all the pots and pans had to be washed before using. Upstairs bedrooms we ok but beds and bedding were poor. Downstairs was terrible. Very old desperately needs remodeling and was not very clean especially floors and baseboards around the beds. Felt terrible having anyone stay down there. We didn’t even use the pool table area because it was not pleasant to be down there.

Overall, we had a great stay and would recommend the property and location especially for large groups. There is a lot of space/rooms for everyone, though some rooms are nicer/more updated than others. The kitchen and living spaces are great and the patios on each level. We saw lots of wildlife which was amazing. The views are also stunning. Super well set up for ski season but close to so much for summer activities. A few things to note: the dishwasher and garbage disposal cannot both be plugged in at the same time. Was easy enough to figure out but was a little weird. The garage is separate from the house and the house entrance is a flight of stairs down. Bed comfort is such an individual preference but none of us slept very well on the mattresses. It is highly possible we are just spoiled at home! We were also surprised by a big hole in the ceiling over the range but it didn't cause us any issues and doesn't really matter. We were just surprised. You are right next to locals/neighbors so be considerate! Everyone was friendly though! Property management company was great and overall was a great value for the experience!

This place was absolutely amazing for a friend group ski trip! Plenty of room to hang out, cook dinner, and have good quality time. The house was in tip-top shape and close to everything we needed. Would stay here with a large group again!
