My friends and I have stayed at this property 2 years in a row and plan to be back as long as it’s available! It is absolutely huge and fits our needs perfectly! Jason is a great host and check in and out is zero stress. The location is perfect- within walking distance to Oaklawn and just off Central enough to be in a quiet area. We love this property!

Up on arrival we discovered that the front area and the garage was not clean or appeared to have not been cleaned for a while in the garage was leaves and the Chinese lady bugs everywhere. There were leaves at the back entry, so we looked for a broom and there was not one. The back deck had leaves all over it the pool had not been cleaned in week dirt in the bottom. Leaves and dirt on the bottom deck area and the decks needed to be attended to like painting. This house is dated and has not been upgraded, plumping is in need of attention drains back up when you are bathing or showering, The floors were dirty, there was dirt in the bathroom and one bed had mice droppings under the sheets. Wi-fi does not work in back bedroom upstairs. Kitchen did not have a pot or pan that we would use to cook with. Up on emptying the trach can in the kitchen it had mold and old food in the bottom which is why the smell was in the kitchen. We called Jason the property manager about the draining issue and a person came to the home and stated that there was no link and that the drain issue would not be fixed today. There for we cut our stay short by one day and when we call to see if we could get reimbursed for cutting our stay and for the issue that we had endured we were told that they would make a note of our concerns. We have pictures that we sent to the manager. This could be a beautiful home, but it has not been well maintained for several years. DO NOT RENT THIS HOME.

The outside is older but inside is unique. It was very clean inside and we were comfortable. Jason went above and beyond to help us with anything we needed. We enjoyed the visit. If you have a large groups this is an amazing house.

Best location for the races. Plenty of rooms. I do wish the bed downstairs was a queen not a full. They should switch the full size bed with one of the queens in the room with 2 beds.

verry dissatisfied with the condition of the facility, the swimming pool were unsanitary and could use, ants in the kitchen, television not working, Bed sheets very gritty, non -working refrigerator in main Kitchen, unsanitary furniture in the upper family room, Debris in garage, foul order throughout house and unsanitary carpet, no internet, Blinds damage in serval rooms, workers working on premises while we were on the property, and wanted to send out someone top exterminate the house, etc. we were told Alex's that upon our leaving on 08/26/2022 I would be refund a full refund, which i have not receive yet, and is still waiting for my refund thank you.

Love this house!!! So close to everything. It was lacking kitchen items. Needed to have a deep clean. But for our family we had a great time. We had so much space for everyone. We had 3, 15 year olds and 1, 18. 2, 20 year olds. And then us. I would completely recommend this house for a large family. The pool was great! The house was so large we played hide and seek!! Great family memories.

It was dirty and lots of things were broken. I would like to be compensated for the three hours of cleaning we had to do and the ants we had to deal with.

Checking was good. House was not clean, items left in fridge, only 3 TVs in the house only 2 worked. 1 of the beds are broken in the downstairs. Chair in living has all the leather peeled off of it. BBQ grill outside has cigarette butts in it. House wasn't cleaned from guest to the next. Beds were very comfortable.

2 of the air conditioners were broke for 4 of a 5 day stay. The temperature inside the house was 87 degrees. House was not clean. Dishwasher and garbage disposal were broke. Refrigerator did not keep food cold. Only had 4 TV’s and 1 of them did not work. Took 2 days to get internet working. We were consistently lies to about when the a/c would be fixed. Evolve offered 50% refund but didn’t honor it. They only refunded 20%.

Made the best of it.
The owner was very attentive and polite. Due to him being unaware of our booking the house was not properly prepared for our stay. As soon as he found out he jumped into action and started cleaning and contacting people to prepare the property and pool. Even though we had several issues we made the best of it. We helped clean in order to get in faster. We left it better that we found it. Because the owner did his best, we would stay again. We loved the pool and space.

Big older home with lots of space. It needs tlc and repairs.
The kitchen sink was stopped up and leaked onto the kitchen floor. The dishwasher was broken. There was an old TV in the middle of the master bedroom that we moved to the closet for safety. The yard needs attention.

Overall the experience was okay. Property was nice but not well maintained. Owner responded immediately to all concerns. However, dishwasher could not be fixed which meant washing dishes while on vacation.

There was room for everyone to sleep. However we all kept saying “What an odd house.” for our entire stay. The layout is weird. The other reviewers were spot on. The table seats 6. Unlike the other reviewer, however we did not have our own folding chairs, so we had to move the club chairs up to the table. The kitchen is poorly stocked for cooking, lacks adequate pots, pans, and baking sheets. The cheap fitted sheets didn’t stay on the bed we slept on. So we woke up with the sheets slipping off the mattress. The internet wasn’t working either. We contacted the property manager when we got in Friday night and it wasn’t resolved. Someone set up a hotspot for the evening and was able to finish up their work. The property manager offered to come by on Saturday, but it wasn’t necessary at that point. My biggest complaint: when I went to take a shower Friday night before bed, the towels that had been stocked in each bathroom were still damp. I ended up checking every bathroom and they were all wet. They clearly hadn’t been dried properly before they were put away. But it was gross.

My one concern for the property was what appeared to be a table for 6 when the house has beds for 14. We discovered the table will expand and can seat 12, but we needed to use additional folding chairs which we had brought ourselves. I would have given the property 5 stars, but there were a few minor inconveniences when we arrived - all the TVs were disconnected and the entry lock was non-functioning (needed battery), but Janet was there within the hour to resolve. Despite some of the shortcomings, next time our group returns to Hot Springs, this will still be the first house we look up.

We have a large family that comes to the races 1 weekend a year. This house was the PERFECT location! We could easily walk to the track. The house was VERY SPACIOUS for 14 people with a GREAT backyard area.

We had an amazing stay for the holidays. The house was very spacious which provided both privacy and spaces to be together. We were a large group with three different families. The kids had their own spaces to spend time together. The rooms had plenty of space. The location was great. We were minutes to downtown. I would definitely recommend for large groups.
