The location is exceptional, literally across the street from the Colosseum and within walking distance of many of Rome's attractions, restaurants, and cafés. The host's communication before arrival and during check-in was friendly, and helpful. The apartment itself is spacious and can comfortably accommodate a family of 4. These were the strongest aspects of our stay.

The apartment has several issues that significantly affected our stay. The biggest concern is that it is located on the third floor with no elevator, which is not clearly disclosed in the listing. Carrying luggage up three flights of stairs and getting them down on check out in nearly 40°C weather was extremely difficult. Be aware about this part especially for big bags and older guests. The apartment was unbearably hot upon arrival because the air conditioning had not been turned on in advance, and it took almost two hours to cool down. The bathrooms were only moderately clean and had a persistent foul odor that appeared to come from the building's plumbing system. The refrigerator was too small for a family, the toiletries provided were inadequate (only a tiny bottle of shower gel with no shampoo or conditioner), and the ironing board was broken and unusable. The loft and upper level have several very low ceilings, requiring anyone around 180 cm (5'11") or taller to constantly duck to avoid hitting their head. The placement of the air conditioning units also blows cold air directly onto the beds, and several members of our family became sick during our stay. On our second and final night, we returned to find that only the living room had no electricity or air conditioning. Despite calling the host, communication was only by text message, and I was repeatedly asked to troubleshoot electrical panels myself, requiring a trip up and down three flights of stairs late at night "around 22:30". A technician eventually arrived and determined that the issue was not electrical at all but simply required a different remote control for the air conditioner. This unnecessary troubleshooting caused considerable inconvenience and frustration on our second and last evening. the Wifi was very inefficient. Many of these issues could easily be addressed or, at the very least, clearly disclosed in the listing so guests know exactly what to expect before booking.
