- the staff were very friendly and helpful
- the place was kept very clean
- the location was great, close to the centre but not so much that it was noisy (a great reprieve from hustle and bustle)
- great restaurants and cafes surround it
- I found the bed to be very comfortable, because of my bad jet lag I spent many hours awake but very cosy in this bed
- The rooms are designed very well

Quite a large room for Japan. Very clean! The bathroom and toilet were excellent! Lighting in the room was good. Bed comfortable. Staff exceptionally friendly. I did not have the free breakfast so I cannot comment on that but they did have tea and coffee facilities on the ground floor.
Close to the subway and the Kamo River. Also a walkable distance to the Kiyomizu Dera temple etc.
Perhaps the only thing I didn't like is the wooden floors. The people in the room next to me were very heavy footed and they sounded like elephants stomping around. But other than that it was a great stay!

lovely little hotel with super friendly staff. Nice size room and great location with the subway just across the street. Walkable to most attractions. Free tea/coffee and juices in reception
Breakfast was very poor, despite it being 'free' it was unpleasant. Cold, wet scrambled egg on a paper pate from the fridge with a slice of 'ham' warmed in the microwave, a mini croissant and a small yogurt cup. Would be better off just doing some croissants and pastries and the tea/coffee. We stayed for 4 nights and only had breakfast once, couldn't face it again!

The location of this hotel is fantastic.
We had a basement room. Unfortunately there was black mould growing on the walls behind the sofa. The room smelt damp.
