Gather for memorable vacation meals at the dining room table, or step out to the patio via French doors and dine alfresco at the umbrella-shaded table -- both dining areas offer breathtaking views. Bordered by a fully enclosed backyard with fruit trees and grape vines, this outdoor oasis also includes a gas grill and a firepit surrounded by Adirondack chairs. THINGS TO KNOW Guests must provide their own firewood. DVDs and board games are provided. Streaming services are available using your own accounts. If you are bringing a dog on your trip, the nightly pet fee is already included in your quote when selecting "Yes" to pets. If you would like to add more dogs, please contact us. The nightly fee ranges between $150 and $200, depending on the bedroom count, and will apply for each additional dog. Parking notes: There is free parking available for 3 vehicles. Please note: this home resides in a noise-sensitive area and the owners participate in our Good Neighbor protection program. Our smart home technology will alert our team if excessive decibel or occupancy levels are detected, allowing us to reach out directly with a reminder of maximum occupancy and quiet hours. Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. Everything was as expected from the reviews and description. The hot tub worked well and the beds were comfortable. The kitchen could have used a few more large bowls and there was no back up of tin foil or baggies. We forgot to bring any, but thought there might be some available. The only negative is that we thought we booked through VRBO, but on further review we were routed and booked through Vacasa. While it wouldn’t have been an issue, but we were charged excessively from both company’s.

This was our second stay at Downtown Derby and it will not be the last. It is a great location on the hill with great views and a 20 min walk to downtown, when not raining. The house is always clean and ready for our stay. The hot tub works great and is a welcome opportunity to relax each evening. The road up to the house, which previously needed some work, has been repaired and repaved.

The perfect vacation home. My family and I loved the space, it was very spacious and exceptionally clean. The kitchen, grill, and hot tub are very well maintained. The fenced backyard was perfect for my dog

The house is at the top of a hill looking down on the whole valley. There’s a nice seating area so you can sit outside at night and relax. The interior was very nicely appointed. Modern kitchen with all appliances. The beds were all very comfortable. We had no issues wit any of the technology. The only issue we had was the spa would not heat above 92. Great stay and great host.

I was worried because there were no reviews yet, but this home was great. It was clean and stocked with plenty of supplies (blankets, pillows, towels, toiletries, dishes, etc). You can use the Roku with your own media accounts, but there's no cable. The beds were comfortable, but it would have been nice to have a King in the Primary bedroom. The hot tub was easy to use and seemed to be functioning fine. The filters had some leaves stuck in them, but it seemed clean overall. My only complaint is that guests do not have access to use the fire pit. I think that should be removed from the advertised features of the listing if we aren't allowed to use it.
