Excellent location, a short distance to St.Mark's Square. Lovely breakfast freshly prepared every morning. Quiet accommodation, air conditioning, excellent shower, comfortable room.
A bit of a hike up the stairs, particularly with luggage. The stair lift could be fixed to help transport bags.

The guesthouse is located just a few minutes from the bustling St Mark’s Square, making it a convenient base for exploring this part of Venice—although we personally found the area far too crowded, with much nicer, quieter spots just a little further out.
The directions provided were clear and made the property easy to find, and we appreciated being able to check in an hour early. Check-in itself was straightforward, but accessing the guesthouse involves carrying luggage up several flights of stairs, which may not be suitable for everyone.
The room was clean and basic, but we were disappointed that the air conditioning wasn’t available as it hadn’t yet been switched on. As a result, the room was very hot and uncomfortable to sleep in. It may have been unusually warm for April, but without air conditioning, we didn’t enjoy spending time in the room.
Breakfast was basic and disappointing and for the price of the room, we expected a wider selection. It was also only served between 8–10am, which meant we missed it on our second morning due to an early check-out. We also experienced an issue with our room key; fortunately, staff were available when we returned on the second night, otherwise we would have been locked out. As a temporary solution, we were given a master key because the electronic lock couldn’t be fixed, which wasn’t ideal.
