Stayed here for two nights at the start of our holiday, picking this location for how close it was to Shinagawa station to grab the shinkensen - it's probably not the right location if your priority is access to the lively parts of the city but the new takanawa gateway station is over the road (officially open now, although it was running when we were there anyway!) so it's definitely doable. If you were looking for someone well connected to stop between landing from a flight and getting a train then this hotel is perfect.
Rooms were very clean and, while fairly small, they had plenty of features. Staff were all very nice and quick to help with any issues or enquiries. Room was very comfortable and genuinely very quiet. There are a couple of conveinence stores a short walk away too.

Nearby JR Shinagawa station, Well fascinated and clean room. Quite silent. Reasonable price. Recommending all to stay.
