Location, washing machine in the room, individual AC, the room is bigger than other hotels in Tokyo, quiet and safe neighborhood
Cleanliness could be improved, the wall has stains all over, room smells like dog and sweat (I understand it's a dog friendly hotel, but maybe they could at least air it out before the next guest check-in, or has dedicated rooms for guests who stays without dog), no trashcan in the toilet room

It was close to the station and also 20 min walking distant to Shinjuku. Room was nice. Once I eventually found the place check in was ok at the cafe as I was unable to check in on line. The staff at the cafe were really friendly.

Staff helpful on check in and check out, they also stored our luggage when we visited 2 other cities in Japan, this was a huge help and we were really grateful to them for doing that.
The cafe downstairs serves the most delicious pastries , the cafe is interesting with a Japanese/ Scandi style. The property is 7.5km from Tokyo station which took us 45mins as we had to navigate the transport system however once you’ve worked this out the time will reduce. There’s a 7-11, 2 mins away , socks, smoothies, egg sandwiches, hair pins whatever

There is a washing machine (dryer function doesn’t work) and microwave and fridge in the room.
You really should mention in description that there are no staff on duty and NO elevators! I had a very heavy suitcase and had to carry 3 flights of stairs!
I couldn’t open the hotel front door because the code posted outside does NOT work! Thank God someone was going in and letting me in!
I did remote check in beforehand but when I arrived, I had to do check in again! So a totally waste of time!
It’s also quite far to walk to Shinjuku.
Had I know about no elevators and no staff, I would not have booked this place :(
