The beds were too uncomfortable!

My partner and I spent three nights here for the festival, and it's a clean student accommodation.
The good thing is the reception is 24 hours, and the room is clean. Also, it's a walking distance to the most sightseeing spots in Edinburgh.
However, the twin bed is difficult for two adults even though I am small. The window is not easy to open, so it's a bit warm in summer. There is no soundproofing in the room, so that you can hear a lot of noise from people slamming the doors all night and in the morning. Finally, maybe we didn't notice any reminders to bring your own towels as they charge £3 per one. And they charge £10 for keeping a suitcase. Also, when we checked in, the late checkout with paying an additional fee was fine; however, while we applied the day before, they changed their policy again, saying they needed time to clean the room. The checkout time is 10 am, which is a little bit earlier.
It's more like a better hostel, allowing you to have your own space. But please do not expect it to be a proper hotel.

The most uncomfortable mattress ive ever slept on, the shower didnt work properly, the windows hardly open so its suffocatingly boiling and fans dont do anything. Some of the kitchen items were in disgusting condition. Really glad my student accommodation wasnt like this, but staff are lovely and easy to rent things like hairdryers and towels. Great location.

Bargain basement - good location, no parking, actually depressing if you were an actual student.. but if you have a small budget and its instead of sleeping rough then ok.

Friendly staff, unfortunate conditions. Unhygienic, smells of mildew, infested with silver fish and extremely hot and humid. Beds were uncomfortable and the bedding was stained. Would not recommend unless absolutely necessary.

Had to clean our own room bc it was filthy on day one, had to pay for everything including towels and hand soap and room was either freezing cold or way too hot. The bed also has hairs all over it and the towels (that we paid for) had chunks of other people’s hair in it. They also made us pay extra to store bags before check in - which just feels unnecessary since the room was expensive enough. Ended up leaving early because we couldn’t do it anymore. :/

Exactly what I'd expect from campus accommodation. Simple, straightforward, clean enough. Friendly, helpful staff, everything worked.
As they say, the rooms do get very warm, and there's not much ventilation, but I was exhausted every night, after a day on the Fringe, so I slept ok (in spite of the other occupants of my flat) being perpetual door-slammers.
I don't know if I was just unlucky, but the kitchen (flat 18) had no kettle - everybody was boiling water in a large saucepan, which was all there was. That strikes me as a bit unsafe for pouring into a mug to make tea or coffee.

You get what you pay for. Compared to the other places during pride, this is really cheap, but it is one of the most no frills places I've ever stayed at. Definitely the RyanAir of budget accommodation. Want to drop off your bags pre check in, no problem. That'll be £5 per bag. Want a towel, £3 please. Want a bed that's bigger than a 3/4 standard double or a mattress that's thicker than a folded towel? Should've gone somewhere else.

Bad hygiene conditions of the room, they clearly didn’t clean before our arrival. If you need towels you need to rent them. Rooms very humid.

We were very disappointed in this booking. My boyfriend and I stayed for 4 days during Edinburgh Fringe Festival and knew our options would be limited. We were expecting a bare bones small place to stay as it is student housing- not a hotel.
Our room was not clean (blood on the comforter, clogged shower drain with mildew all over the bathroom, bird poop on the wall by the window) and infested with silverfish. The hotel had no hand soap or disposable towels. (You could rent bath towels which were semi-clean). The hallways were not clean and the ceiling was open in one of the stairwells without proper coverage/cleaning for the crumbling sheet rock.
We were told through signage and service not to expect hotel quality service/facilities. However, we paid hotel prices ($150/night) and we’re nickeled and dimed for additional services, such as renting towels.
The bed was fine (outside of the lack of clean comforter), the room was a decent size, and there was communal space to hang out in. Everyone was friendly, but not super helpful. I could expect this quality of cleanliness/barebones from a cheap hostel but when we’re paying over $100 a night I expect to get a clean room and hand soap.

Excellent student accommodation in a beautiful location with views of Holyrood Park (depending on your room’s direction of course - I was spoilt in Block B!). Wonderful staff and shared amenities. I would recommend the staff wash/clean the curtains in rooms as a couple silverfish (bugs) fell out when I opened them! Otherwise, a wonderful stay! Thank you so much.

This was a pretty reasonable stay, but if you spend 50 pounds more it is probably worth it to stay at a hotel. Otherwise, super typical student res, plus a few buckets for ceiling leaks on the stair well. The reviews are very accurate, though the room I had was not hot at all, but the hallways were scorching. The nesting birds were extremely loud, that was true… and there are many signs and posters of what to do and not do in the rooms… free shampoo/conditioner/instant coffee, but to rent a towel is a real thing! Our sheets also had mold on them… and things generally felt a bit grungy. All in all… about how the reviews are!

Safe and quiet hotel to stay. Convenient to walk to Holyrood Palace and the Royal Mile. There are gulls nesting on the roof of the hotel which makes it a unique birding experience from the hotel room.

A notice in every room says its not a hotel, its student accommodation.
If you bear that in mind its still excellent value for money - rooms are standard size hotel rooms with an ensuite but you have the advantage of being able to use a very large kitchen if you wanted to go down the self catering route,
For some reason there were no forks or mugs in our kitchen but these can be purchased at the Meadowbank shopping centre which is a 5 min walk away.
Its a 20min walk into the city or 2min walk to the bus stop where where frequent buses take 5mins to rail/bus stations.
Considering hotel prices in Edin during summer this is excellent value for money and I will certainly be using it again

Very clean accommodation with approachable staff and accomodating. Bathroom with hot/cold water, soft bed linens. I will surely comeback.

Great location being only 5 minutes from Holyrood. Room was extremely clean and very spacious, and for the price (at time of booking) was extremely good value for money.
Only complaints would be the feel of the mattress on the bed, bit too soft for my preference (however this is nit picking)
Overall great stay, and would book again.

Stay was fine, polite girl on check in, and facilities all good. Only downside was the floor in the room was very dirty.

Staff was very helpful. There were few surprises e.g. common kitchen, no towel etc. as this was my first stay in Campus accommodation. But, for this, Expedia must separate these listing from regular hotel listing or make clear disclaimers what to expect. Else, stay was very satisfactory, location was great. I enjoyed staying with them.

As advertised - it is student accommodation being used for short term rentals to tourists during the summer break, and not an actual hotel. Staff were friendly and professional though.
That said, expect very poor sound insulation (can clearly hear guests next door's conversations, doors slamming at all hours, loud birds outside etc), no air conditioning, basic amenities.
Fine for a place to sleep near downtown.

I like the location and views from the property. The studio was spacious with a comfortable bed and wet room which was good for me as I have mobility issues.
The kitchen was well equipped with everything I needed.
The weather was extremely hot during my stay and even with the curtains closed and the portable air conditioning on the studio was uncomfortably warm as the large glass windows (obviously for safety reasons) only opened slightly at the top.
The pillows were very flat and as the mattress had a semi waterproof coating without a mattress protector, I was waking up during the night (even with the fan on) sweating.
I did enjoy my stay though, despite the consistent banging of heavy doors and the lift being out of order at my side of the building.
I would stay again but maybe in the winter 👍😇 Thanks again to the lovely young staff 😄

Initial check in staff was rude. Room looked like it hadnt been swept in 6 months. Huge hole in the ceiling with rot and leaking water into 4 buckets.

Lower your expectations with this place. They are a student accommodation NOT a hotel, and in case you forget it’s on one of their many posters in the room to remind you.
Stayed here for 3 nights and barely got any sleep for the entire stay. The room was an OVEN, it was extremely hot inside and breathing was impossible (not great for a traveller with asthma!) when I raised this at reception they jokingly replied with “most of them are very hot”. I was advised to use the portable “AC” in the room which barely blew any air and kept making noises which doesn’t help when you’re already sweating and trying hard to get sleep in the middle of the night.
Then there’s the drainage in the shower room which didn’t go anywhere the whole time I stayed which is ironic since you’d think a room that hot may help to evaporate the pool of water in the WC, alas it did not.
The “accommodation” also has a propensity of running out of water “due to unforeseen circumstances” - this occurrence is so frequent that they have a sign ready at reception each time it happens. This happened on the first two days I stayed…
Finally, the hallways’ stains smelled very badly and other guests kept running on the hallway and banging their doors.
I get the saying “you get what you pay for” so lesson learned. My advice is if you’re always cold and have no problem sleeping in 28 Celsius room (yes! I have a portable thermometer) then you’ll be fine, otherwise spend a bit more.

Great location and friendly service and very clean. Slamming doors for 3 out of our 4 nights stay ruined sleep, it was also very hot and humid.
It would have easier to find if Brae House was in the address as we searched for a building called Holyrood Campus!

Friendly staff, well located, large birds on the roof were very disturbing and yaking all night. The garbage in the kitchen was never emptied in 10 days .
But overall a pretty good place.

The staff did a great job from greeting to check out. The location of this accommodation was amazing. It was a quick walk right behind the Palace of Holyroodhouse. The room was clean, spacious, and had a great bathroom with strong shower pressure. I would stay here again in a heartbeat! Thank you to the whole staff. You guys rock!

It was what you would expect from student accommodation. Fine for a couple of nights but spending longer was less fun in a 3/4 bed as a couple rather than a double bed. you'd struggle to get anything cheaper during the fringe except a hostel

This is basic accommodation, but clean and completely met my needs. I got a great rate so felt it was good value when most hotels were almost three times the amount.

Clean, 20 minute walk into centre and cheap during fringe.
Towels not included, soap not in room and room was very hot (although was aware of towel and soap situation prior.)

The room and the whole floor was really hot: high nineties. The window in the room barely opened. It took hours to cool off to where we could sleep. Also for $95 I think it is kind of cheap to charge for a towel, but the heat was the real issue.
