Location, nice cozy room good for one night stay (or maybe a few. Very clean and it has all the essentials. I loved the shower! Nice hosts and in general a place without a fuss.
They could do better with the complementary tea and coffee bags and maybe add a little extra. Two towels are not enough, so maybe consider add an extra large one. It's still a £80 plus a night accommodation not exactly in the city center.

Bed was extremely comfortable, good mattress and clean sheets and good duvet and pillows. I'd recommend having more than 2 for a double bed (couldn't find any extra in the cupboard but perhaps only 2 provided as it was just me).
Size of the room, high ceiling and older style house - the actual structure of the room was large, and the ceiling had nice features.
Location is ideal, quiet road, near to the main road within Leith, near to great coffee places and shops.
Balfour Street tram stop is close by and the staff were nice to let me drop my bag early so I could get to a wedding.
Decor and state of the room is tired, stained and in need of repair. Old 70s varnished wood panelling could be easily stripped and painted an interesting colour in durable paint to avoid wear and tear.
Lighting is poor in the room, using office style filament bulbs that cast a weird light; entire room would be transformed with nicer lighting and proper lamps, rather than plastic fitted office lighting on sides of bed and ceiling.
'En suite' is actually a pre-fab bathroom within the room, dated and a shower fitting that leans too close to the shower door. Toilet door had no actual lock (see photo).
The house has the potential to be gorgeous, but would need a great deal of investment to get it up to standard.
