It is not a Hotel, it is a Student Accomodation

This is a really bad place to stay even as per the standard of a student accommodation. The rooms are small with very dirty cushions and duvet. There is no sound proofing at all in the room. You can hear everyone and even traffic noise. The lift was not working for my floor so had to carry my luggage from stairs. The locking systems on the door is really bad and it takes multiple attempts to lock the door. Not worth the price at all. Will never stay again in any of the chains which belong to this company.

You get what you pay for. The hallways and rooms were boiling hot, so the window had to be open all the time to cool down. The road it’s on can be quite noisy so that will then wake you up. They let you borrow a fan for £20 but you’d just be moving hot air around. The bed was rock hard, gave me back pain. Feel sorry for the students who actually have to live here.

Cheap. However bed was very uncomfortable - had to lay on folded duvet for comfort. Room was very hot yet the road outside was very noisy into the early hours of the morning so window open not an option. Thankfully able to grab a fan from reception. Personally wouldn’t stay again but understand many on a budget would accept this for a cheap night in Edinburgh.

Unfortunately people near our room very noisy late at night.... lots of voices, door slamming, and wven at one point hoovering! Apart from that room ok.

Like: Good location, room was clean and spacious, bed was confortable.
Didn't like: it gets too hot, windows are extremely poorly designed; you cannot open it, therefore there is not air flow at all, seriously those windows are ridiculously poor designed.

Great location, friendly staff, perfectly adequate en-suite student room with a nearby kitchen to use too. Only problem we encountered was that it was very warm and was impossible to open the window more than a couple of inches at the top… a ‘health and safety’ matter apparently. Other than that, all good and would use again.

Great accomodation option, clean quite but with the advantage of option to cook for self in the shared kitchen if needed. I would say dont let the fact this is student accomodation put you off. It was quite and easy to keep youself to self. Bed was fine for us as a couple as im short and so i could sleep where the end of the bed had the end of a desk against it and he is 6 foot 1 so his feet could dangle over end. Was a great base to expre the city from.

I didn't expect about the quality too much because it is a student accommodation. but it was so good to stay even though it has some minus points.

- the room&bathroom is clean, and size of room is also enough for solo travelers.
- starbucks&Sainsbury(supermarket) are located on 1st floor in the building(0 floor in UK) and you can use many other local restaurants, grocery shops near the building.
- staffs are so kind, try to help me all the time

- until next spring in 2023, there is a big tube constrution in front of the building. so the noise could bother you from early morning from late night(sometimes until midnight..) but if the tube is ready, the location could be super easy to approch to airport.
- the mattress is so bad. you can feel every spring of the bed... if you're a student who live there with long-term contract, must buy a addtional thick pad. but I'm a just traveler.. so I used a blanket as a bed pad, and cover me with my big shower towel..
- because it is student accommondation, all windows couldn't open fully

The staff was super friendly. But the bathroom had left over shapoo lid of a person before us. Also, the mattress was very uncomfortable. I could feel the springs. It needs an egg crate. But for its price i think it was a decent option.

Convenient location to main center of town and train station (moderate walk). Helpful and courteous staff. Clean room. No A/C but Edinburgh usually doesn't need it, I suppose. Fan was available to borrow. Private room with bath was sufficient with external shared kitchen among a "flat" of a few rooms. For the price it was reasonable. No complaints.

A great bargain for staying in Edinburgh during the Fringe. I got a spacious room and the bed and pillows were decently comfortable as well. Definitely high scores for convenience - it's just by the main road so getting to and from the city centre via bus was really easy, and there's also a Sainsbury's and Starbucks right next door. The walls are thin though, and you definitely get street noise, but overall I was still able to sleep reasonably well over the 5 nights I stayed.

We wanted to stay 3 nights, in the end we stayed only 2, and even that was to much. I was with my son, we've asked for separated beds and they had no way of helping us, not even giving us an additional mattress. They were very unhelpful and didn't offer any solution. We've bought a Yoga mattress for my son to sleep on, while I was sleeping on the bed, which also was very unpleasant since the bed was impossible to sleep on. Another serious problem was that there was no way of ventilating the room, because you can't open the window and there was neither a fan nor an air-conditioner in the room, so the hot air in the room and in the corridors simply stands still, a great way to catch a disease. Most of the staff was empathetic to our problem, but none of them was able, or really tried to help us find a solution.
This place functions during the year as a campus accommodation. As a parent, I would have never let my children stay there, as it is just not fit for living. After 2 nights we've managed to find another hotel. Do not come near this place!!!

The room was perfectly clean but very small. The street outside could get very noisy so ask for a room in the back. Convenient for buses and supermarkets. Well stocked kitchen shared between 5 apartments only so usually empty.

Noises can be easily heard from the room next door and from the whole corridor. Hot and stuff room and corridor (window can only be open slightly). Had to borrow a fan for the night. Good to have kitchen in each flat.

Great place within walking distance from the town, the studio kitchen was really helpful and just what we needed for our trip.

One of the nicest hotels I ever stayed in. The staff was great, spotless clean, located right near a bus station, big window. It's not a five star hotel, but it has something, I don't know what, that made me love it. Also the price is very good, it's one of the reasons I chose it in the first place.

Very clean and basic accommodation at a reasonable price, at a time when Edinburgh is very expensive. Shower is super......take your own towels. Lots of facilities close by.

Kitchen shared by 6 flats is reasonable with kitchen equipment you need.. it was not crowded and not messy.. Although no one seems to empty the kitchen bin daily.. Superb bathroom.. but should need to stock some more toilet rolls please.. we requested from the front desk but did not have any to give.. so we have to buy from sainsburys..

Milk,coffee and sugar has to be requested from front desk every time you need it.. Overall, it was a good facility with affordable price and great location..

Decent, clean and basic. However, my bed was incredibly uncomfortable and the rooms and especially the hallways were incredibly hot. I had to sleep with the window open all night which wasnt ideal as my room looked out onto Leith Walk main road which was busy and noisy all night. Needless to say I got very little sleep over 4 days. Couldnt wait to get back to my own bed. Its student accommodation so I wasnt expecting the Ritz but in comparison to other student accommodation Ive stayed in this was not the best. I feel sorry for any student who has to stay in that room whilst studying. The common room had a ping pong table but the sofa was knackered and visibly broken.
