Nice hotel, very important that it is in the old wall city, all necessary monuments are at walking distance, food and drinks also very near, nice breakfast, nice owners.
Common areas not airconditioned with temperatures at 40o C (but rooms are properly airconditioned).

Location good for access to Khiva’s sights.
No chairs to sit on in the room.
Nowhere to put suitcases either - just had to trip or walk over them for 2 days.
Could not see out of window - blocked up by immovable blinds.
Could not close curtains properly to get full blackout in room.
Disappointing breakfast (apart from very decent omelette) with instant coffee, uncomfortable chairs and a badly managed queue. Went out to a cafe for breakfasts after first day.
Electrical socket came out of wall at one point.
Air con stopped working at 11:00pm - they gave us another room to sleep in (with window also blocked up).
Whole hotel looked as if had been built in about 6 weeks with poor attention to detail on plastering, odd sized steps, fitting of windows, fitting of bathroom items, light fittings, doors opening into each other etc.
However … it is well placed.
