I am writing this review mostly to praise the INSANELY GOOD blackout blinds that my room had! I am really sensitive to light when sleeping and I have never come across this level of pure darkness in a Japanese hotel. If you are like me, please consider this hotel because I had some of the best sleep ever.
The bedrooms are average-sized for a central Tokyo hotel, but everything was spotless and the bathroom was very modern and comfortable.
It sits in the middle of the maze that is Kabukicho, so it can be a bit hard to find. Also probably not the best area for people with kids.
Also, it has a continuous ventilation system that makes a bit of noise, but if you look carefully there is a hidden switch to turn it off (in my case it was on the ceiling in front of the toilet).

Great location. Friendly staff. Good facilities, with washer dryer on site and option for breakfast at hotel if you wanted. Also many convenience stores close by

It was very central to Shinjuku. Easy to access the city. Rooms were clean. Staff were kind and helpful.
The main concern was the washing machines - they didn’t work well at all, had to go through multiple drying cycles and still not dry - not ideal when you’re on a time crunch.
Small rooms, which I know is expected in Japan. Very limited breakfast, we went once and didn’t return. Not worth the wake up or money.
