The room was great. Very clean, looked like the pictures and had good amenities. However the checkin process was not good. I was told I would receive a text when it was ready. I never did, tried contacting the owner with no response so had to show up after check-in time to see if it was available, only to learn it had been available all day with no Ietting me know.

The location is perfect. The condo is pretty small. The shower in the master is tiny. The condo itself is pretty cute and minimalistic we had two feet of snow (plus) so our stay with five people was pretty intimate. There is only seating for four in the living room so one person sat on the floor. The TVs are tiny. Initially we were supposed to have limited time in the rooms as we were going to hike from this terrific location but Mother Nature had other plans. I definitely would stay here again as I think the location and the amenities in the condo were ok. The info and the ability to check-in without a front desk is amazing. The condo had a nice fireplace and the location next to the pool and hot tub would have been ideal in appropriate weather.

We had a wonderful time. The suite was perfect for our family of 4 plus pup. We called for a minor service call and they responded very quickly and addressed it right away. They were very communicative on access, activities in the area, checkout process, etc. The views were spectacular and it was close to everything. Our stay was all around great and I would definitely recommend Fall River Village Resort.

Make sure to scroll through the entire listing for any intentionally slightly hidden fees. This is the first time I make the mistake of not reading the entire book for a listing. They will demand a “cleaning fee” and call you ahead of time to get your card information and require you to pay before arrival. Won’t say how much because hotels.com removes comments with numbers on them. I kept getting contacted by them through my trip and their last text message was reminding me to empty the trash, and then go outside to throw it all away at the dumpster… so what was the “cleaning fee” for then??? Fees like this should be posted at the top of a page and have more clarification. This was four digit expensive and I never met a single worker for the location. Had to do check in myself with weird unclear instructions out in the freezing cold. Other than the annoying rules, place was cozy. Expensive. But I’ve paid cheaper for way better cabins in Estes Park. They will take advantage of you when they know demand is high.

We took our kids plus 2 of their spouses and our grandbaby to Estes for a few days on Christmas Day , it was so nice to pulll up and have a garage and the condo was beautiful, well stocked and spacious , we had a blast

I stayed in a King Suite. King Bed was comfortable. Unit was clean on arrival. Kitchen was functional. Living area was spacious but limited seating. The couch needs replaced, very uncomfortable with sunken cushions. Water pressure is low in the shower, hard to get shampoo out of my hair. Road noise is predominate especially in the bedroom which is up front by the parking area. It was a good stay but not sure I would spend more than 1-2 nights there. Admin was very responsive to needs and adjusted bill promptly when I inquired about an error.

The living area furniture was old and had no support. It was uncomfortable. You are charged a $99 cleaning fee that must be paid before they will give you the codes to your unit. Then you’re given cleaning instructions that you are required to do before you leave.

Disappointed !!! The outside appearance was appealing. Once inside unit 162 the sofa cushions were collapsed, carpet was absolutely filthy. Kitchen floor was sticky. And the mattress in the second bedroom had broken springs were collapsed. We had hoped to make this our go to as we live in Colorado and frequent Estes Park. We'll see if they respond.

Bedrooms very small, no additional blankets. No ac it cools off at night but during the day uncomfortable. Condo is outdated on inside, patio cushions old and dirty.

Oh this was just terrible. The room smelled awful, like garbage. There were dirty rags in the sink and only one wash cloth in the bathroom. The shower had no conditioner in the bottle. Just overall extremely poor. It is such a pity because the exterior looks nice.

Overall it was a nice stay. Only issue was internet service wasn’t great. Would constantly get kicked off. Not sure if it was overloaded from back to back weddings.
If you’re a light sleeper make sure you get an upper unit. We used the box fans and slept fine.

The room was very clean and comfortable for two people. I was there at the end of August and the room does not have AC but does have fans. It did get a little warm. One weird thing is we are charged a cleaning fee but must throw out our own trash.

Fall River Village was an absolute thrill. The kids loved the hot tub and pool. My parents loved the deck with chair. Each view we had really made our stay enjoyable!!

Property is in very good spot for walking to downtown shopping, a very scenic 10 minute walk sometimes spotting Elk or other wildlife along the way. Our condo was 312 in very good condition. It was up the hill short walk down to pool and river.Overall very good place to stay.I would definitely recommend staying there.

Travelers BEWARE! No AC in the summer!!! Your suite will not be cool for sleeping (if that's what you need). Apparently this is common in Colorado but with 100 degree temps it means the room is unbearable for sleeping. The place is lovely and close to all the downtown activities. But if you can't sleep comfortably, who cares?

This is a beautiful place to stay and we had elk under our balcony both days we were there. An entire family of elk just wandered around the complex and did not seem afraid of the people or cars.
They text you the code to the lock box on the door that has your keys in it so you can arrive at any time after 3:30 pm. The door has a dead bolt on it and the keys don't work if the person inside locks the deadbolt when you leave :)
They only had 2 washclothes and 3 towels for 3 people so the first night someone had to use their hands to wash their body because we didn't arrive until 7 pm.
They have minimal utensils, no spices (salt, pepper, anything), and 3 forks to use. They do provide a box of laundry soap to do 1 load of laundry and 2 dishwasher tabs to do 2 runs. It has an icemaker and ice trays as well. There is no air conditioning and it was stuffy when we returned during the day but didn't take long to cool off with the windows opened and the fans running (we closed the windows before we left because it was going to be 90 degrees during the day and we were going to be gone until evening). They have ceiling fans in the bedrooms and the living area and 4 box fans in the unit.
The only thing I didn't like was you have to take the trash to the front when you leave...and the trash bags they use are so thin we had to triple bag it to get the trash out without leaking. And our car was packed tight so the trash had to sit on someone's lap during the drive up front

We stayed in a beautiful 3 bedroom townhouse. Very clean, comfortable beds, well equiped kitchen. The location was perfect for an easy walk to downtown Estes. We saw elk on the property everyday! The kids really enjoyed the pool. The property is gorgeous!

Check is was at 3:30pm we arrived at 4:50pm. When we got inside there was trash everywhere. Pizza box with half eaten pizza sprawled on the counter. The oven was on a self cleaning setting so I assumed someone was in the room. When through and seen no one. The living room pull out bed was pulled out and the cushions were thrown on the floor. The bathroom was not fully done. We left the room to head to the office to let them know the situation. The hotel failed to hold up there responsibly of having a room we reserved ready for us. It’s disappointing. I needed the room for our 2 month old baby who had been in a car all day. The cleaner got to the room at 4:53pm. When we left to town to wait on the room it was 5pm and we seen the cleaner coming back to the office at 5pm. You cannot tell me she cleaned that entire room correctly in a matter of minutes. The staff called me at 5:16pm and told me our room was ready. Ready 2 hours after it should have been. It’s just not the experience we were hoping for with such an amazing property.

Location was great, staff was helpful and friendly. The room size was great for a family of 4 and having 2 bedrooms, 2 bathrooms and a washing machine and dryer made things a lot easier. We knew when we booked that it didn’t have AC and I would say it was the only thing that didn’t make it perfect. They did have 2 box fans, but no overhead ceiling fans to help circulate air, in addition to opening the windows. We were only in the room at night, so it wasn’t too bad, but would have much preferred for it to be cooler while sleeping.
