Our family of 5 had to find an alternative accommodation at 9:30 pm on a weekend and desperately booked Ingrid's place. Within 2 minutes of booking, she was on the phone with me, kindly providing check-in instructions. Despite the extremely last-minute nature of our booking, the apartment was in immaculate condition, ready for our arrival. The place is a secure, beautifully-decorated 4-story unit, with 3 very roomy bedrooms and a very large bathroom. Free parking was a huge plus, too! The beds and pillows rank among the best we've ever encountered -- rental, hotel, or otherwise! Ingrid went out of her way to check on our family and even had the cleaner drop off fresh milk and breakfast goodies the morning after our late arrival. What started as a panicked game-time decision ended up being the highlight of our time in Scotland. We'd love to stay again someday!
You'd have to be seriously fussy to find fault with this place. We didn't have issues with street or bar noise at all, and we found the shutters to block out the morning light very well! Wi-fi would oscillate from time to time, but nothing that prevented us from being able to work and even stream from the smart TV.

Perfect location. Great size and exactly as expected. Bakery, butcher, greengrocer, multiple superstores all within 5-10 minutes walk. Beach within 15 mins drive. Both Dundee and Edinburgh under an hours drive. Train station within 5 minutes walk is main line between both cities. Hidden gem. Would book again.
Can get a little noisy at bar closing time. But only briefly. Light sleepers may have a very small interruption, but for most this is negligable.
