Excellent location with a wonderful canal and campo view. Less than 10 minute walk from Rialto vaporetto stop or have a water taxi pick you up or drop you off our front. The kitchen has everything you need to prepare meals and a grocery store is a couple minutes away if needed. There are also restaurants, a cafe, and gelato nearby. The beds are comfortable, the washrooms are spacious, and the other living spaces are cozy. The classic Venetian style of the apartment provided the perfect atmosphere for our stay. Mario and Paolo were great to work with. They provided good communication and are very helpful.
No air conditioning during an Italian heatwave was a little uncomfortable but Mario and Paolo provided standing fans to supplement the ceiling fans and we were able to manage.

The location of the property was perfect. It is walking distance of popular sites, yet away from the tourist crowds. If you want to feel like a local resident of Venice, this is your place. A hidden gem. The decor was authentic and beautiful as well. Paolo greeted us at the apartment and was kind, helpful, and informative. He remained available to us via phone to answer any questions throughout our stay. The apartment is huge and fully stocked with everything we needed (cooking supplies, books, games, music, irons, umbrellas, etc). There’s even a grocery store and pharmacy a short walk down an alley. There are restaurants right in the square and gelato and coffee shops nearby in the corner (all were good). The hardest decision we had to make at the apartment was whether to look out over the canal or Santa Formosa Square for our nightly and morning views. I absolutely loved our stay. I will definitely be back!

Location Is excellent. Close enough to San Marco but also far enough away to be quiet and not swamped with tourists. Lovely square with nice bars, cafés,restaurants and lots of great restaurants nearby. Easy access to all áreas from here.
Kitchen well equipped. Lovely balcony view of the square. Spacious apartment.
Late check in fee! Having to pay a late check in will stop me booking this apartment again. Check in after 8 pm automatically means a late check in fee. Due to flight times people may have no control over this. We had to pay 70euros for a late check in. Surely leave a key in a safe box as many people do. No instructions on hot water etc. We inadvertantly pressed a button which meant we had no hot water. This was sorted quickly but a guide on facilities would have averted this. Water pressure in the showers is poor. Very drainy smell in one shower. Air conditioning is a stand fan in each room and a ceiling fan. Needs proper aircon.
