It was a great spot, with a 15 minute walk into the Royal Mile. It was close to restaurants. The room was big enough for the 3 of us. The owner was very nice and helpful. We were given fresh towels each morning and we would stay again.

Location is in a quiet neighborhood but not really close to dining or the sights around Edinburgh. We used Uber get around which work well. The room was quite small and basically opened up to the hallway to the front door. Luckily, we had the ground floor room as getting heavy luggage up the steps would have been a real issue !
