The flat is spatious, clean and nicely decorated, the kitchen is well equipped, nice small garden at the back, ideal for smokers (not in our case). Clean bathroom. Communication with the Red Kite Team was very prompt - they always replied immediatelly, even tough in most of the cases they could not solve the problem.
1 - The 2nd "bedroom" is a small room with a bed and a desk, also with the closet of the boiler. When the boiler starts working at 7 am it makes a lot of noise, we recommend earplugs. No lamp was provided in this room, we had to improvise, bring a lamp from the main bedroom and place it on a small table taken from the sitting-room. No place where to put any clothes - had to use the sitting-room chairs for this.
2 - Far too many "house rules" - we felt rather "put at work" in a patronising way
3 - Dangerous staircase down to the flat from the street level - especially with the luggage
4 - The Staff attitude at times - they need more training in how to express their "good intentions", probably they try to be helpful but end up telling you "what to do" in a patronising way. Concrete example: when we asked them whether the 2nd room had space for clothes their reply was "you are welcome to use the hanging space in the main bedroom"... which was a room actually used by a different person... So not that appropriate...
5 - The neighbours upstairs were rather noisy on Friday night.
6 - Distance from the town center is actually larger than expected, if you are planning to walk
7 - Friendly spiders roam freely in the house - not too many :-)

We spent some time trying to locate the actual property entrance. Please note that the entrance for 22a is below the street level of no. 22...you have to go down the outside stairs near #22 to find the front door and lock box. Once that was done it was all good! Stairs on that side of the building are very steep...if you have big suitcases best to bring them in from the parking on the other side of the building from Ringswell Gardens Street once you have got the keys from the lockbox. Entrance to the dedicated parking is a bit tight if you have a big vehicle like us but you can usually find a place as we did on the street quite close by.

Lovely building with lots of original features
Noise from neighbours - music late at night and washing machine downstairs going at 2am;realise this was out of their control but it was stressed to guests to be considerate of residents!
