Location was great, once you found it! Venice isn't easy to navigate and locating the property took a while. Was suppos3d to be a 10 to 15 minute walk and took almost 1 hour.
No elevator, everything else great.

When we had an issue with our first room the staff took it seriously and worked hard to find a solution. The location is great. The second room we had was a good size and fairly clean.
The room we were assigned when we arrived was so bad we couldn’t stay there. We had to get a last minute hotel elsewhere. It was constantly filling with cooking fumes from the restaurant downstairs and beyond smelling nauseatingly of fired fish the fumes gave my wife an asthma attack. If we had stayed in that room for the night we would have ended up in hospital. It was also dark (with a window opening to a light well that gave no light) and swarming with mosquitoes.
The next day they moved us to a new room which was worlds better but still swarming with mosquitoes even though we kept the window closed. We spent three nights in this room and I came home with about 20 bites. I think they were coming from an open drain in the bathroom floor which also smelled pretty bad.
