Cosy, friendly staff with lovely facilities. In a quiet village on the edge of the Cotswolds so a great place to explore from. Great continental breakfast included.
Arrived around 6pm on a Sunday and the kitchen was nearly closed which we hadn’t planned for so had to rush straight to dinner. However, staff were very helpful to make sure we could order, and food was great - just a point to note in planning!

Rooms away from main building so very quiet . Well proportioned and equipped rooms
Whilst the continental breakfast was fresh with good range and abundant …I do think it should be made clearer in the booking that a cooked breakfast is an additional charge even though a 20% discount is offered for residents . If nothing else just for clarity .

we stayed for 3 nights with our small dog. the staff were friendly and helpful, the room was well equipped. there were just a couple of little niggles. the menu is quite small and i dont like fish so choices after the first night were very limited. also, we had a nespresso machine in the room but there were no pods for it at any time. the bottles for shampoo and conditioner were kept at a very low level (large bottles but not much in them and never filled) that it was impossible to get enough out of the bottles for a second hair wash during our stay. BUT, the place was great overall and we would definitely go back again. Very dog friendly

Five Alls is on a gorgeous little street in the Cotswolds in the village of Filkins/Lechlade. The placement of this is beautiful and lots of lovely walks nearby - plus only a 6 min drive to the Cotswolds Wildlife Park which is why we chose it.
Staff were lovely and helpful.
We loved that our TV was built into the bed and this made it very comfortable when watching it at night.
This was not a great stay for us, especially compared to some other places we visited on our travels.
We stayed in room 1 so unsure if this is the case for all rooms but we were kept up til early hours with noises in the pub below. We got told the pub would close at 11 but someone was definitely up playing pool at 12.30am as we could hear every single shot and the ball rolling in the table (this also made our dog super anxious). Luckily we aren’t people who go to bed early but the pub noises were exceptionally loud in the evening and it was hard to watch tv as you could just hear all the music and chatting below.
As many have mentioned - booking.com says “breakfast include” but that is literally only a very small continental breakfast, which every single place that isn’t self-accommodation offers anyway? Guests get 20% off hot food but we thought it was quite expensive so didn’t bother.
One of the staff members did help us up the stairs with our bags and cases but in the morning we did this ourselves and it wasn’t easy - the rooms aren’t very accessible and the stairwell was very narrow when lifting bulky cases up and down them.
