Brilliant location, right in the heart of Windermere town centre and an easy walk to the bus/train station and down into Bowness to see the lake.
Garreth was a brilliant host, very friendly and chatty and a font of knowledge when it came to where to visit and how to get there. I was also working for a couple of days while visiting and he brought me endless pots of tea to keep me going (the tea cosies were an added bonus!)
The room was a great size, comfy bed and a great bath and shower with plenty of hot water - brilliant after some damp weather outside.
The private, off road parking, was excellent (and we could see the car from our room) - my husband is a bit precious about his car and wasn't keen on street parking, even if that had been possible - finding free/available parking in Windermere and surrounding areas is tricky at the best of times.

Very cosy, clean and included additional amenities such as umbrellas. Garreth was very welcoming and instantly made us feel at home, had some lovely conversations with him and great advice on what to do in the area.
