Situated in Balboa Peninsula, this charming condo for $236 per night is a fantastic option for your next break. "BALBOA SEA ESCAPE" (10% Weekly Discount) Beach and Bay are a block away. "GARAGE PARKING" for a "SUB COMPACT Car". "AIR CONDITIONING" Located between Newport and Balboa Piers this mid Century 4 unit building on West Balboa Blvd Is perfect for short walks to either Pier and many fine restaurants, as well as the Balboa Ferry and the Catalina Flyer. This Studio apartment has a new shower with barn door, granite counter tops, stainless appliances with dishwasher. There is a comfy queen size captain's bed with storage underneath and ample closet and drawer space. Side tables are laptop tables to provide a workspace. Amenities include Smart TV, Cable, free Wifi, coin op washer and Dryer, there is a gas BBQ with table and chairs on a shared patio space. Beach chairs are provided and stored in the garage with the laundry. This is a ground floor unit. There is a small bathroom with a small shower. Quite hours are very important. Our stay was perfection! Lovely small cottage/apt, had everything we needed. Comfy bed, fully-stocked kitchen. We enjoyed the patio for our breakfast and coffee. Used the grill and kitchen. Will definitely use this one again :)

Pros
* Location, Location, Location - within walking distance to both piers, lots of stores and restaurants, and just across the street from the beach!
* Very clean
* Comfy bed - slept great!
* Nice and very well stocked kitchen - we would have appreciated more than two packets of coffee for a 5-night stay but it held us over until we could buy coffee.
* The outdoor patio and table is a nice place to have morning coffee or a glass of wine in the evening.
* This apartment set back from the street which is nice.
Cons
* Sound - overall quiet but at night I could hear snoring and coughing from Apt B as well as phone notifications. There is sound from Balboa Blvd as well but it subsides at night.
* Figuring out how to get the mini-split heating/cooling system set right (even with the instructions) but we did and were then comfortable.
* Sofa isn’t the most comfortable but worked for us.
* The description of a very small shower is accurate. It worked for me (5’4”, 130lb) and my husband was alright (5’11”, 185) but if you are a very large person, it will quite cramped.
* The interior of the bathroom medicine cabinet could use some attention and the paint is beginning to peel off the bathroom door and walls.
I only had one communication with the property manager while we were there and they responded immediately.
We would definitely stay here again!

3 stars on cleanliness because there was broken candy in the dresser, there was.long black hair all over the toilet and shower walls plus tons of sand on the tile. We used a small wash towel for our feet prior to climbing into bed. Cute little condo/apt. Studio. Extremely small shower but it worked freaking amazing. My biggest complaint is the bed. Completely dipped and sagged at the head of the bed. Pillows kind of made up for it. Im a naturally hot bodied person, and love AC, This AC worked ok. Everything was great minus the bed. If we decide to come back to Newport we will choose here again. Thank you for having us.

The apartment was very clean and very well equipped. the unit was quite I did not hear any noise from the neighboring units. It met the description on the website. The location was great. A block off the beach and many nights we walked to the Naples Pier for dinner. The location is really nice because you are between the two piers but it is a quiet sweet spot. If you like to walk there is the ocean side and the bayside which are both beautiful. Lovely. Would highly recommend.

We really enjoyed our stay here! The space is fairly small, but it has a great layout; perfect for a couple. The furniture is very nice, the kitchen is well-equipped, and the decorations are pleasant. We loved having a garage spot and easy access to the beaches. The instructions for check-in/check-out were helpful and clear. We will definitely consider this spot again for our next Newport Beach trip!

This little spot is gem. Clean, quiet, close to EVERYTHING.Kitchen, great shower and bathroom and ventilation. And it has a small GARAGE to store my fishing gear and kayak! The hosts made it very easy to access with clear instructions on locks, times etc. I will certainly go back. It's perfect for one or two people.

The location seemed pretty ideal to us. Located between the two piers, the noise is slightly less and not as many of the crowds. The apartment is just as advertised, everything in working order. The bed is amazingly comfortable. We didn’t end up parking in the garage as street parking was available this time of year.

We enjoyed this property and would recommend. The bed was comfortable, unit was clean, easy to find parking nearby, quick access to beach. My only complaint is that the walls are very thin, we could hear the Tv and snoring in our neighbors unit.

Stayed 4 nights. Most days drove to Knott's and Disney but one day was a beach day. They had chairs in great condition and and umbrella along with cooler which we were not expecting. Very clean and great shower. We didn't use the kitchen but very organized. This is our second trip to Balboa and last time we stayed on the island but the peninsula is way better for getting in and out. It's a perfect location to the beach. Not sure if on their recommendations list but check out Baja Sharkeez. Fun place. Garage is very small but they're all small here. Barely fit mustang in on first night but mostly used street parking as many spots were open.

We wanted to explore Balboa Island and Newport Beach, wanting somewhere to stay close to the beach. This property is close, but know that the property itself is very small. The walls were pretty thin, we could hear neighbors as well as when someone came to stay in the unit next to ours in this apartment (we're talking I can hear full phone conversations about grandkids and what they're doing today, clear as a bell). The street noise was also very noticeable (especially with windows open). The main window opens onto an alley where people walked fairly often, so if you like your privacy don't plan on having much natural light during the day.
The free shuttle around the peninsula on weekends was great, and the walk to the beach was easy. We appreciated having access to the beach chairs in the garage. We walked along the harbor to the fun zone and saw lots of interesting houses. It's a very pretty area when you get away from the main road down the peninsula. The AC unit worked well. If you need beach proximity on a budget, this is a good option.
