Location. Close to hub, but beware you need to be able to walk up and down steep hills.
Hosts. So polite and friendly and welcoming.
Clean.
Can’t think of anything. Maybe better coffee at breakfast ….. but that was all over Cornwall 🫣
Parking: this was not a problem for us as the hosts kindly had a permit available (not always available) but just to be aware, you may have to park 10 mins walk away, again not unexpected in st Ives. The guest house has a small space outside where you can pull up to drop off your cases which is great.

This place has an eccellent location close to the beach and city centre, just a couple of minutes walk. Our room was very clean and looked newly renovated. Really nice and clean bathroom. The same was the dining room, where we were served the best breakfast so far in UK! Very pleasant and helpful hosts. We will highly recommend to stay here.
Only thing must be that we wished we had stayed here longer!

Great location
Liked the provision of cookies each day and general tea/coffee options
Found the shower difficult to maintain constant temperature changing from hot to cold.

Charlotte and Gabon were very friendly and very helpful (including doing my laundry for a small sum). .
The room and guest house generally were exceptionally clean.
I had a great sea view from my room (I was at the top of the house, at the front). It wasn't far to walk to walk to both beaches and the promenade.
The English breakfast was perfect.
Although it wasn't far to walk to the main part of St. Ives, it was a very steep walk in places.
