Its location and the bus stop right next to it
To accommodate 1 more person for an additional night a charge and roll away bed would be better than getting another room

The main reason for choosing this property is that it is sort of apartment style. There is a small room when you enter that has a fridge, microwave, stove and even a small washing machine. The separate sleeping area is also quite comfortable. Bathroom has a separate toilet and sink area and the shower/tub is separated by a door. The bathing area also serves as a “drying room” for the washed clothes as you can turn on a heating switch to warm up the space and let your clothes dry. It’s a Japanese thing!
Room cleaning is once every 3 days and the staff are kind and flexible. Overall it was a comfortable stay for almost 2 weeks. Location wise, there are a few restaurants around the area and if you walk to the main crossing a quite few more. Grocery store is about a 20 min walk. It’s close to the Kyoto university and hospital. Also can walk over to the river which is nice.
It is located close to one end of the Imperial Palace and about 2 stops from Kyoto City hall. Once we got familiar with the area it was fine but it isn’t in the most central tourist area so keep that in mind. Some staff can also be quite inflexible and for a hotel of their size they only had 2 irons. I was reprimanded for keeping the iron for over 12 hours and was told I need to come to the reception to fetch it. Also no phones in the room to reach the reception. Additionally, the kitchen could better equipped. There are 2 tiny glass plates to use for meal. At least 2 proper dinner size plates would be a good addition and some knives for meals. Rest was fine and manageable.

Great laundry set up in the room. Location was easy to navigate around and there were some nice restaurants and cafes in the area. Staff was helpful with sending the luggage to our next stop.
It was very loud at all hours aside from the construction happening on the street. The bathroom was not very well cleaned when we arrived and there were stains all over the couch in the room.
