Soak up the sun at the pristine private beach only three rows away, or explore nearby Hilton Head classics like the South Beach Marina and the famous Harbour Town Lighthouse. An outdoor cooler adds convenience while entertaining, while the garage is available for storage during your stay. Things to Know The pool can be heated for a fee between Labor Day and Memorial Day. If the outside temperature is colder than 55 degrees, the pool cannot maintain a warmer temperature. This property is managed by Vacasa South Carolina LLC. Parking notes: There is free parking available for 7 vehicles. Security camera details: There are two inactive security cameras: a doorbell camera and one focused on the driveway. 7 days notification is required in order to heat the pool. A fee of USD 152 per day must be paid prior to check-in to purchase pool heat for your stay. Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. This beautiful home was perfect for our quick fall getaway! Short walk to the beach. Loved the private back yard with huge pool and hot tub and fire pit, lots of seating and could even see the TV from the pool! Plenty of room to
spread out but also loved the big comfy couch to gather as a family!

We rented the Royal Retreat for a much needed girls trip away! This house was absolutely spectacular and would 100% recommend it to anyone. From the gorgeous decorating, spacious areas, relaxing pool and very short walk to the beach, this house is nothing short of amazing. I will definitely be renting the Royal Retreat in the future!

House was beautiful and well equipped, and the location was amazing as it was only a short walk to the beach. We loved the outdoor living space and pool area, and loved that we could sit in the pool and watch football on the outdoor tv. Highly recommend renting bikes as you are a short bike ride to Harbour Town, Salty Dog Cafe and various shops and restaurants. Overall a great stay and we will definitely be back!

House had more mold two showers stopped up. Mister coffee did not work one of the microwaves did not work. Guest house moldy

House is in need of numerous repairs. Hottub is not accessible/operable and pool was not clean. Guest house has terrible mildew smell and mold on ceilings. Other issues we experienced were broken toilet, missing furniture knobs, master bath shower glass not clean, poor shower drain, dirty outside grill, no screen on back porch. I would not rent this house again!

The house had plenty of room for all of our family. It was clean and decorated well. We had several problems. The microwave didn’t work and we had to have a counter top one brought in. The kitchen lacked a lot of essentials. No mixing bowls or a whisk. Not enough large cookware and not nearly enough spoons and forks for a house that accomodates 20+ people. It took us two days to figure out how to start the dishwasher. Finally had to watch a video. The house only has one refrigerator which again is not enough space for a house this large. The house has 7 bedrooms and only two had tvs. Even the kids bunk room had no tv. We could never get the pool lights to work so night swimming was out. We made the best of the week but would not recommend this rental for the price.

Close to the beach in Sea Pines but this home is dated and overpriced, should rent for 30-50% less.
It has a small kitchen and the appliances were not all working.
The finishes were very dated, all seemed to be original to the home.
The pool was murky, the hot tub doesn't work (although they do warn of this in advance), and the outdoors were not cleaned or well kept.
This is a mediocre home, its large enough for a big group and fit our space needs but we wouldnt stay there again.
The management company was responsive by text but didnt follow through with their response to help. We had one simple request to bring trash bags and after waiting two days we just went and bought them ourselves.

This was our first trip to Hilton Head. Overall, we loved the location, the beach, and everything the area had to offer. The house was big and well situated with nice amenities but had numerous maintenance and housekeeping issues. The pool was nice but the spa was not working, nor were the pool lights. The outdoor shower was a cesspool with 6” of standing dirty water. The air conditioning went out one afternoon. When it was finally fixed late the next day, the technician said the drain was clogged and filters were filthy. Housekeeping had issues too - we found trash and half-full cans of White Claw under the furniture in numerous rooms. There were bits of trash and garbage found outside in the landscape plantings, like someone had a huge rager party that was not completely cleaned up. The pool needed to be vacuumed (pool service did come on Tuesday) as did the entire house, which we did ourselves on arrival. Overall, A+ for the location and C- for this house. It could be great if it was properly maintained.

The Royal Estate and Guest House was everything we imagined. Our two families (12 adults) and 1 toddler had the best time! So much space with plenty of room to play, We loved the covered deck overlooking the pool and the pool was perfect! Nice and big for all of us and it gets plenty of sunshine making it a nice temperature! The kitchen was well-equipped for lots of meals together. Even though there are 2 additional mini-refrigerators, we really could have benefitted with a 2nd full-size refrigerator ( maybe in the laundry room). We brought a lot of food and ate in most nights. The guest house was nice but the beds are not queen size which was a big factor in our decision to stay here. We also had to call about the keys/locks to the guest house and Shannon talked us through the “trick” to opening the doors. No biggie. The walk to the beach was easy especially since we had a cart to carry tents, chairs, etc. I highly recommend having one or renting one,! The pool table downstairs was fun on a few rainy afternoons and the large dining room table allowed all of us to sit together. The master bedroom and bathroom are very spacious with lots of storage to unpack! However, the shower leaked and was a bit noisy at night so we simply closed both bathroom doors and it didn’t bother us. We did call about it so, hopefully, it’ll be fixed for the next guest. Loved the location in Sea Pines…close to South Beach and easy bike rides to Harbor Town and even the Lawton Stables. Overall, a fabulous stay.

Perfect for a large family
We love how the house is arranged. Each family has their own little wing to call home. Pool is large and all the kids love that plus it is a very short walk to the beach. Super location.

Royal Estate has everything you need to enjoy a great vacation. Plenty of room for everyone and all the amenities you will need. The location is outstanding - so close to the beach as well as Salty Dog and Harbour Town. However, the house is getting worn out and there seems to be a lack of overall concern for its condition. Upon arrival we encountered a toilet that did not flush and another that did not shut off. Also, a sink in one of the bathrooms did not drain. Then the shower handle in one of the bathrooms just fell off. I cannot imagine these items not being known by the property manager prior to arrival. Unfortunately, the deluge that came from tropical storm Elsa flooded the downstairs in the middle of the night. The next day we had to pull throw rugs out of the house because they stunk to high heaven. The property manager came by and pulled a few more rugs and then put out a handful of damp-rid buckets to try and get rid of the odor. Also, the storm blew a whole lot of debris into the pool making it unusable for the remained of our stay. We cleaned out the skimmer baskets several times to try and give the filter a chance and eventually pulled out several loads of branches and leaves from the pool. Plus we cleaned the deck so we could enjoy the outstanding outdoor space the house provides. The storm occurred on Wednesday and when we left on Saturday, no clean up had taken place. I guess someone has to be last in line for clean up, but it was disappointing to have what felt like a lack of urgency to correct this issues we encountered upon arrival and after the storm. I can only hope these items were addressed before the next renters arrived.

This house offered plenty of room for our party of 12 adults and 3 young children. The guest house was perfect for our son his wife, mother in law a two year old and 6 month old. The house offered quick and easy access to the beach.

We stayed here with a number of couples. There is plenty of space, and each couple had their own private area for sleeping. The pool area was great, and everything was well stocked! Would have been great if the hot tub worked, but we knew it didn't going into the trip so no big deal. The house was very clean when we got there as well. Short walk to beach! We would definitely book this house again.

The pool and yard are are great. But when you walk in the house smells like cigarette smoke and is musty. The dishwasher was disgusting and moldy. The house just needs to be renovated and then it would be perfect. Kids had a great time but I wish it would have been nicer for the money.

This home has all the space needed for a large group or family. It had a faint smell of new paint throughout and the property seemed to be in great condition. Loved the outdoor pool area. Would love to come back during the summer.

Great location and great pool!
We had a great time in this house. The check in process was flawless! The house was clean and the location and pool were perfect for our group. There were a few things worn and broken in the bathrooms and kitchen. But over all great stay.

Lovely home and terrific location.
Several minor inconveniences.. the outdoor shower did not drain, the vendor did not close, the washer seemed moldy and the furniture a little worn but overall we loved it. the perfect location and size for our big family.

Perfect, safe getaway
There is so much space, rooms AND bedrooms- we were together but also with enough privacy to have the best of both worlds!
We really enjoyed the pool and the chlorine was light - which we didn’t mind. It was indeed a short walk to a PRIVATE beach- not crowded like Coligny at all.
We shot pool and played other family games. There was also time to just chill and unwind which we all needed.
The final night we grilled out - using the propane grill that was located by the pool. It was perfect!

Great home for big families
18 can sleep comfortably and plenty of bathrooms too. Despite having a big group I never felt like we were on top of each other. Plenty of things to do for all ages.

Wonderful Beach Vacation Home!
The home was lovely and very convenient to the beautiful beach which is just a short walk. We had 8 adults an infant and toddler and we were all very comfortable.

The home GREAT---the management co--- NOT SO GREAT!
We loved the location! The cleanliness of the inside of the property was nice. We appreciated the space for our large family. We enjoyed having the pool and we enjoyed the location in Sea Pines. The beach access was great once we found the access point and it made it easy to go back and forth all day to the beach and our private pool. We all agree we would stay again. The grill was clean and we appreciated that as well.
Some minor issues--- small coffee pot that took over an hour to brew a pot (roughly 4 cups of coffee )--- we gave up. We tried to use the microwave kept saying error each time we tried to use it. When we arrived there was trash all over the outside---as though an animal had gotten into it, but it was just cleaned that day so I feel like that should have been cleaned up for the next guests even if the trash company wasn't picking up until Saturday morning. There need to be larger trash bins/dumpsters for such a large home.
HOWEVER---the communication with the management company was TERRIBLE. No one was reachable at all the entire stay and even before our stay via phone and/or email. We had almost no detailed info about the house in our welcome packet and that made it frustrating at times to navigate questions and concerns. We are thankful there wasn't an emergency during our stay.
We had some issues of being charged for something we requested and then communicated we did not want-- I will say I sat on the phone for hours and my wife reached out to the company via Facebook and we were able to get answers quickly but they do not broadcast that. We did appreciate the refund and apology but this overall was POOR communication and care for their customers during the stay.
If I were the homeowner--- I would suggest changing property management companies for the simple fact that it is just not getting down efficiently.
