Located in Portsmouth, this charming cottage for $395 per night is a fantastic option for your next trip. 'Fairview Cottage,' a renovated 800 square foot classic beachfront cottage, is the perfect escape from everyday life! Offering panoramic water views & direct beach access, this property is the ideal location for a summer get-away with friends and family, or a romantic couples retreat. Wake up to a stunning sunrise, and enjoy your morning coffee on the expansive mahogany deck overlooking the Sakonnet River. This 375 square foot deck is great for sun bathing, reading and relaxing on the lounge furniture and for evening dining and cocktails! The sprawling beachfront offers an abundance of sea glass and beautiful shells to add to your collection. Being so close to the water's edge, you can truly enjoy the wild life on the river. You will frequently see ducks, herons and the occasional swan! Painted wood walls, vaulted ceilings and exposed wooden beams promote a cozy cottage atmosphere. The new furnishings and white color palate provides a 'barefoot elegance' that will allow you to unwind in a comfortable yet sophisticated space. Cook a delicious meal in the newly appointed custom kitchen. Designed with stainless steel appliances, farmers sink and convenient island to feel like your home away from home when preparing a family meal or dinner for two. The open floor plan allows for entertaining and fun family meals. Guests can comfortably lounge in the living room, dine at the banquette or cuddle up on the couch to watch a surround sound movie on the 65 inch flat screen TV. There are (2) bedrooms located off of the main living area. Bedroom (1) has a king size bed, walk-in closet, laundry and great morning and afternoon sunlight. Bedroom (2) has a queen size bed with amazing southern water views, a chair for lounging and a cabinet for clothing storage. All bedding is provided and is luxury hotel quality. There is also the option of a air mattress for additional guests upon request. There is (1) Cottage Style bathroom with a vessel sink, shower and bath tub in one, plenty of storage and a large mirror. Enjoy an outdoor shower after a day of swimming or sun bathing. Towels are provided. If you are looking to go out for a night on the town, Newport is a short 15 minute drive and offers an amazing variety of activities, dining experiences and entertainment to boot! 'Fairview Cottage' underwent a full renovation in Winter of 2013 - April of 2014. These efforts are to create a bright, new, welcoming interior for our friends, family and guests to enjoy!

We three (retired couple and adult daughter) had a fabulous stay at Fairview Cottage! The layout is perfect, showcasing a stunning view of the Sakonnet River. We spent many an evening on the deck enjoying the breeze and scenery. The cottage is located in a beautiful, quiet neighborhood while Newport and it’s busyness is close enough to enjoy thoroughly. The cottage has everything you need, and the interior design is bright and delightful with an extremely thoughtful layout. We can’t wait to come back!

This was one, if not the, best property I have ever stayed at. It was bright, clean and cozy with perfect coastal decor. The deck was great for evening drinks and dinner at the picnic table. The sounds of the water hitting the shore is therapeutic and lovely. There is a large dining table complete with cushioned benches and classic wicker chairs. The neighborhood is quiet and remarkably well manicured. I didn’t want to leave! Ps the outdoor shower with warm water is heavenly!

Not only was the location perfect, with amazing views and very private. The host invested in high quality, beautiful, comfortable furnishings. We felt right at home. They take the time to add little details to make their guests feel special. kitchen has plenty of staples to enjoy coffee, prepare meals and sip some wine. 5 Stars

Fairview Cottage was a beautiful location for our 4 days in the Newport area. The view was unbeatable! The cottage was clean, cozy and the perfect location for visiting Newport which was about 15-20 minutes away by car. The extra touches like the fresh flowers, chocolates on the bed and the personal message on the chalkboard made us feel very welcome. Being able to walk a few steps down to the beach to enjoy the sound of the water and to search for sea glass was good for the soul. Ryan was excellent to work with! We can’t wait to return next year! We couldn’t have asked for anything more!

The property was so wonderful, and there were little touches from the owners that made it just that much more special. We didn't even make it to any other beaches because our toddler was enamored with the rock beach, but the surrounding area is adorable. So happy with this rental!

This is a piece of heaven here on earth! I loved dropping my kayaking in the lovely Sakonnet River right from the back yard. The deck and waterfront views from the moment you step foot in this gorgeous cottage are what really make this place. That, plus the thoughtfully designed renovation. It's a place and space truly conducive to R&R. We'll be back!

A Perfect Retreat!
This cottage was a wonderful retreat! My husband and I spent 3 great days exploring Newport and the surrounding area and then coming back for a relaxing evening on the deck overlooking a beautiful view. Although there were no problems, the owners were in contact with us making sure that everything was perfect. We loved our stay!

Wonderful small cottage
This cottage is much bigger on the inside than it looks as you approach it from the driveway. It makes use of every inch of space. Absolutely loved our stay here and do plan to return. Cottage was very clean, amenities perfect, and view just gorgeous.

Everything was excellent! Ryan is an amazing host. The house is well maintained and clean and in a great location! The water views are stunning. Ryan really goes above and beyond to make you feel comfortable and make the stay feel luxurious with little details like fresh cut flowers, snacks, stocked coffee, plenty of utensils and kitchen ware, even fluffy towels. I highly recommend!!!

Even the Gulls were quiet and at peace. The view had an effect of peace and serenity. Hardly any boats roared by just an occasional slow-moving quiet sailboat. The big deck had comfortable chairs & table. The bedroom one of two, also surrounded by windows every day put on a show of the beautiful morning sunrise. The house was very clean with all that you would want. The days and nights were very quiet with no interruptions from the neighbors or the street. A perfect place to relax and find your inner self. Will definitely come back.

Wonderful kid-friendly cottage
This is a wonderful waterfront cottage, very clean and comfortable. Lots of considerate toddler-friendly touches like safety locks for doorknobs and cabinets, and some beach toys and kid's books. Thanks so much we hope to be back!

Spring Break Escape
Took my girls here for a last minute get away and we were thrilled! So much sea glass and variety of shells on the beach. Beach access is perfect for paddle boarding and lounging on the deck. Location is amazing too, minutes from 2 vineyards and downtown Newport. It was everything we needed to unwind. We didn’t want to leave! Can’t wait to book again!!
