Sleepy Hollow, a three-bedroom, two-bathroom home, is tucked away in the flora and dunes of Lieutenant Island. Located on the second island, sandy roads lead to this comfortable home--only 100 yards from the beach! * * * * See end of this description for information about free included activities, Kinlin Grover's cancellation/refund policy and more! * * * * Enter a bright and open main living space. Cathedral ceilings make the kitchen, dining and living area spacious and airy. The well-equipped kitchen opens to the dining area with large dining table. A slider leads to the back deck. The living area has comfortable seating. In addition to the spacious main living area, there are two bedrooms and a full bathroom with tub/shower on this floor. The master bedroom, which also has a cathedral ceiling, has a king bed, a window air conditioner unit and a ceiling fan. The other bedroom has two twin beds and a window air conditioner unit. The finished lower level has a den with comfortable seating and a flat screen television with satellite TV and satellite WiFi*. The home's third bedroom is also in the lower level. This bedroom has a queen bed and an ensuite bathroom with tub/shower. The washer and dryer are in the unfinished section of the lower level. Wood floors throughout the kitchen, dining and living areas, carpet in the first floor bedrooms and the lower level den and bedroom. The back deck has outdoor furniture, a gas grill and an enclosed outdoor shower. Walk to the beach from this lovely and peaceful location. Spend the day at the shore, then head home for dinner on the grill! This comfortable home is on Lieutenant Island. NOTE: Properties on Lieutenant Island are accessed via a short causeway that at times can be covered by water at high tide (two times a day) for approximately two hours. A tide chart is supplied so you can plan accordingly. Short drive to everything Wellfleet has to offer including ocean beaches such as Marconi Beach on the Cape Cod National Seashore, Cape Cod Rail Trail (bike trail), Wellfleet's own French bakery/restaurant--PB Boulangerie, fresh water ponds, Mass Audubon's Wellfleet Bay Wildlife Sanctuary, the Wellfleet Drive-In, live theater and amazing shopping, dining and galleries in Wellfleet Center and Harbor. *Satellite internet is not recommended for streaming and Zoom meetings. Tenant further acknowledges and agrees that where Kinlin Grover undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determined in the reasonable discretion of Kinlin Grover and Owner. Tenant agrees that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to Kinlin Grover.

The house is well furnished and well equipped for our multigenerational family. Although the location felt private and decidedly "rural", it was minutes (by car) from lots of fun. Paying attention to the height of the tide at the bridge presented no difficulties. Walking to the nearby tidal beach was delightful. Minor downsides were abundant ticks and mosquitos -- not so great for playing outside around the house or lounging on the deck. If you were expecting a suburban yard with lawn and flower beds, you'd be disappointed -- we weren't. The trash/recycling pickup (when/where) situation was a little vague, we could have gotten it right if we'd stayed a second week. We like Wellfleet and appreciate the wild beauty of the outer cape. It was one of our favorite beach houses.

We had a fantastic week at Sleepy Hollow. The house is kept impeccably clean and has everything you need to have a comfortable stay. The furniture is comfy, the beds were fantastic and the outdoor shower was sublime! There was not one thing that we wished was different!

The property is great as well as the location, ie unique and close to big beaches, restaurants, etc. We did have an issue with the thermostat during the first couple of days (only days that were rainy and cold). We turned it up slightly to enable some heat but when we turned it down to a temp to turn it off the furnace would not shut off for hours. We had to open all of the windows to cool the house off. We did use the heat after that. We also had a problem with the outdoor shower - we were harassed by a group of bumble bees that live in the siding below the shower head. Otherwise - a great facility and we enjoyed our stay!

Great home, had everything we needed. Brought our own linens since there was only 2 of us. Really nice area, quiet, peaceful and close to the water. Excellent views by the stairs to the beach. Very helpful having the map.

Quiet neighborhood on Lt. Island. Home has high ceilings giving it an open feeling. Everything you could need is provided. The decor is comfortable, and includes nice artwork, pottery, and many carved shorebirds on display. Easy walks to the beach on the bayside. Lots to do in the area with plenty of good restaurants nearby.

Loved the house, although the “bug” situation was pretty bad when we stayed. Couldn’t use the outside space much at all. We think it was a full moon and weather issue.
