Location to sights and restaurants and groceries, comfortable rooms, with great character.
For some people no lift for bags may be an issue, if it is I would recommend asking for a ground floor room .
Shower cubicle very tight.

Super friendly host. Lots of charm in the building. Nice and quiet b&b.
Stockbridge, as a location is great -- far enough out of the Edinburgh crazy that happens during the Fringe, but very walkable (to us... 1 mile) -- and lots of charm and local eateries.
I had changed the dates of the booking with the property, but these never got updated on Booking.com, which meant that I missed the opportunity to cancel the extra day within the free cancelation window. Either please require updated dates to be reflected in booking.com OR send a reminder for the trip a week in advance of cancellation fees incurring. (The B&B had a 3 day, not 24 hour, cancellation).

The rooms were clean and there was a good coffee machine. The location was reasonably central. The room wasn’t too small.
No check-in email so no key box code sent. The guy who let me in was utterly bizarre and needs to practice his customer skills majorly. I’d suggest he is kept away from customers and he wears clothes other than slippers, dungarees and a grubby tee shirt …and really tries to pretend he likes people/guests. The communal sitting room smelt very strange/unpleasant and was furnished like a junk shop, I don’t think I’d want to sit in any of the chairs as they look so like something you’d see dumped on the pavement. The first person up in the building wakes everyone else up when any water is used. Maybe paint the place so it doesn’t look like a rundown student flat in colours that aren’t yellow and black. I didn’t unpack because there was only a hanging rail for clothes. If you’re larger than average you won’t fit in the shower.
