Location and almost in all automation
Last day we wanted to let the key in the box and we learned from reading the envelope that we had to leave the tax money inside the box, in exact change which we didn't have. They should offer a way to pay it with a credit card.

Overall, we had a comfortable stay at this hotel.
We booked quite last minute and were pleasantly surprised by the host’s quick and helpful communication. Since this is an unmanned hotel, they provided all the necessary check-in information beforehand. While we did receive instructions on how to obtain the key, they were a bit difficult to follow. Fortunately, there was a QR code in the hallway that provided a visual guide, which made the process much easier.
We stayed in a ground-floor room. The entrance door was quite heavy due to the strong suction from the ventilation system, but this wasn’t a major issue. The room itself was spacious, clean, and well-equipped. Amenities included a large washing machine, kitchenette, microwave, and mini fridge. The bathroom came stocked with essentials, including cups and razors. We especially appreciated the laundry drying options: both the bathroom and balcony had drying rails, and the bathroom featured a drying function that helped clothes dry much faster.
The bed was comfortable and clean, and the overall room felt well-maintained.
The location was another highlight. The hotel is situated in a quiet neighborhood, yet Kyoto Station is only about a 10-minute walk away. Bus stops with connections to areas such as Gion are also just a few minutes from the property. There is a 24/7 Lawson convenience store nearby, although dining options in the immediate area are limited.
A few minor drawbacks:
👉🏼 The shower drain became clogged quickly after only a couple of showers.
👉🏼 The bathroom had a slight unpleasant scent at times, likely caused by moisture buildup or lingering cleaning/bleach odors. It wasn’t overwhelming, but it was noticeable occasionally.
👉🏼The bathroom ventilation system appeared to run continuously, and we couldn’t find a way to turn it off, although the noise was manageable.
👉🏼 The bathroom faucet has extremely strong water pressure, so be careful when turning it on unless you’d like an unexpected splash.
👉🏼 Soundproofing also seemed somewhat limited, as we could occasionally hear the guests staying above us (walking and talking).
👉🏼 The toilet area was quite compact, and as Northern Europeans, we found it a snug fit, but we managed!
👉🏼 Lastly, room came with several small trash cans, which was convenient, but there were no extra trash bags available to replace them once they were full.
Despite these minor issues, we enjoyed our stay and found the hotel to be a convenient, clean, and comfortable base for exploring Kyoto.

It was 10mins from the station and quite spacious by Japanese standards. The sofa was a nice colour.
Unfortunately this was the biggest let down of our trip. The photos on booking.com show a stylish room with pot plants, scatter cushions and bed runners. None of these existed when we arrived. The whole building needed a deep clean. There was thick dust on lots of surfaces. The divider between our balcony and the next was brocken. The coffee table had the varnish peeling off. Such a shame is this place has the potential to be so good, but poor management and lack of investment means it's a huge let down.
