This place is incredible. Right on the grand canal with a rare patio to sit outside. Well appointed. The hostess is kind enough to leave coffee and tea. The location is perfect. Many great restaurants close by. Vaporetto stops super close

The host was very communicative. She was friendly and met us at the dock. The place is harder to find than most and the water taxi driver was confused but she talked him through it on the phone.
REALLY needs updating. There are old musty curtains hanging in there that have no purpose and a very large mirror without a frame precariously balanced right inside the door. I thought it would fall and shatter a few times. Very bad sewer smell from the bathroom. She suggested fish6ing the bidet but that did nothing. Frankly it was overwhelming on the last day. We had to leave the room.
