This apartment b&b was so charming and beautifully designed in an eclectic style. We were just outside the historical center, which was a great location for us, and we were able to park our car right outside the property for free. The owner was so friendly, and made us very welcome. The b&b has a really great terrace, lovely beds, and a really great bathroom.

Excellent location, adorable B&B and super comfortable stay. Stayed here for a weekend and it was just perfect. Check-in was smooth, hosts are super communicative and whole stay was perfect. Couldn’t eat breakfast both days as we had to leave early and Matteo made sure he left some snacks for us with a note each day. Bus stops within 2 mins of the apartment and just a few stops away from Bologna Centrale.

Nice view, clean, comfortable room with good interior
It’s apartment in house (the last floor), I didn’t expect this and was confused. Owner Francesca prepares breakfast herself and the day before you should say what do you want (two options: omelette or yogurt), without some fruit or vegetables

We were very happy with our Bologna Accommodation. The parking was right outside the front of the building. The host was very helpful and provided us with an early breakfast as we had an early flight. The room was clean and spacious. The location was great. We would stay here again. Thank you.

Everything! This B&B had everything you could ask for. Comfy bed, superb shower, Netflix, an amazing terrace, stunning decor. Francesca goes above and beyond to help guests and is so generous with breakfast. She also offers laundry service which was a dream and very reasonably priced. Her dog Pepita is also incredibly sweet and a nice touch of home for those missing their pets. I stayed here for a longer period (10 days) and it was the perfect break and place to relax. I’ve been travelling for four months and was looking forward to staying here the most and it absolutely lived up to expectations.

The room was thoughtfully decorated with a comfy bed and nice sheets. Loved the little terrace / balcony. The staff were so lovely and kind, and breakfast included an excellent range of homemade jams (and I think homemade bread), as well as yoghurt and fresh fruit, with cheese / eggs available on request.
It's not too long a walk to the centre (maybe 15 mins), though does feel a bit out of the way.
The building is pretty unassuming from the outside but the B&B itself is lovely once you're in.

Felt like home! The room and bathroom was very clean and we had all necessary equipment - everything modern! The room also had a private balcony, it was fantastic to have breakfast outside. The lovely owner, Francesca, made us everyday fresh and delicious breakfast and was just the nicest hostess! The apartment was located in a walking distance to the station (20 min walk) and ca. 15-20 to the heart of the old town. Was really great. I would definitely return!

the bed was comfy
the address is not correct and we had to walk around in the rain to try and find it. the place is small and we did not have electricity when we woke up. so we had no breakfast and we had to haul our bags down 10 flights of stairs. we had no way see any of our things because the shades were electric.

We only stayed one night in Francescas B&B but the room certainly exceeded our expectations. The decor is modern and classic and she had found a great way making the rooms feel welcoming. I wish my home looked like that. The bathroom is smallish but very well stocked with a great shower that has plenty of space. Due to us leaving early for a flight we didn't have any breakfast but I am sure that would have been lovely as well. Francesca was very personable and flexible with our arrival as we could not find the entrance at first but that was swiftly resolved. We would stay here again if we were in Bologna once more.

Large comfortable bed, great terrace and a lovely large waterfall shower. Delicious breakfast and very friendly host! Would definitely stay here again if we come back to Bologna. Easy walk into the centre and not too far to walk to the train station.

Gorgeous little place, absolutely beautifully decorated and thoughtfully designed. The wrap around balcony is amazing and has fantastic views. Francesca, the host, is wonderful and so helpful. She was very gracious and was happy to serve us breakfast at whatever time we liked. Great selection of tea and coffee and the food was fantastic! Also it felt very secure, this is a large apartment that has been transformed into a B&B and they even had a card and full lock system on the doors and lights, we were really impressed with how the whole thing had been designed.
just a very small thing but it’s not 100% soundproof so if there are other guests in the communal area (which is right outside the room) then this might disturb if you’re a light sleeper. However this should only really be a problem if you want a lie in!

Skyline is the perfect getaway location when visiting Bologna! It is adjacent to the university area and Porta San Donato, one of the medieval gates to the city. It’s easy to get to Via Zamboni, a street lined with porticoes, as you head towards the Quadrilatero and Piazza Maggiore. Areas to explore are a short 10 to 15-minute walk away.
Most importantly, Francesca is a gracious host who has created a welcoming space with thoughtful amenities and inviting decor. The rooftop area surrounding the property is a treasure — both bedrooms plus the main sitting room have doors that open to the terrace, expanding the space with its wraparound vista. Enjoying her breakfasts with a view was a favorite way to begin each day.
It’s truly a great spot to rest, relax and refuel for your next adventure. I would not hesitate to book again!

Although an unusual B and B on the top floor of an apartment block it was beautifully decorated and immaculately clean. We had our own terrace and a shared sitting room. I did not think the bedroom was small as another reviewer had said. The host Francesca was kind, helpful and hospitable. Very convenient location and easy walk to the historical centre of Bologna
