Location, staff, bed.
It was clean but staff could mop up in between cleanings.

Its right in the kata biz district. Walkable to the market, night alley and if you are adventurous enough, even to the beach
Room is a bit small but its an acceptable tradeoff
Quiet hours are from 10pm - 8am but rooms next to us had activity all night and if you sleep in the hall it will bother you

I really liked the rooms and the decor.
The living area being separate from the bedroom was great, because it removed the tv from the room.
The bathroom was fantastic, full size bath was great.
I didn’t like that the fridge was so small.

The location was great very close to everything, 7-11 was just 2 mins away
We got a room with no view facing the wall. Inside was always very dark.
