Affordable hotel in good location. Large room with decent bathroom. Large airy comfortable lounge and courteous professional 24 hour staff. Looked after our luggage both pre check in and post check out. 200 metres from tram stop so easy transport links.
The only complaints I had read in advance about the property, over which they obviously have no control, were about external noise because it is in a big party area. It was Halloween weekend and absolutely heaving outside. We therefore asked in advance for and received a rear facing room which meant we were not disturbed at all. Thank you.
I was also impressed that there was absolutely zero mess or trace of party going in the streets the following mornings.
Yes the pipework also groans when refilling the toilet cistern which could disturb a light sleeping partner at night so could be irritating.

Breakfast in the Iveagh Hotel nearby was very good.
Location is the single best thing about this hotel, very close/walking distance to the city centre.
The noise at night time was a big issue. After the first night I asked to me moved from my front facing room to the back of the hotel and it was arranged. That was much better.
