Really close to important Berlin landmarks. Pretty easy to arrive via different transportation.
The smell in the staircase and in the aisles - need a deep cleaning because it’s impregnated with a tobacco odor.
People that are guest usually smoke outside the door, which doesn’t allow to open the door. Since there is no place to leave the cigarettes butts the entrance has a lot of those.
Allowing check in late (past midnight) not alerting the guests that people is sleeping cause insomnia most of the days in Berlin.

I liked the size of the room, it was big. It was missing a sofa and a kettle to make tea or coffee. It is a quiet place and we didn't experience problems like other people who have stayed there. Our room was clean and spacious with a decent toilet and shower. It would be better to let people know that they are not a hotel and call themselves Arena Guest House.
There was no breakfast because it is not a hotel. It is a guest house, so it offers rooms and bathrooms, but unfortunately, no breakfast.
No kettle or sofa in the room.
All the smokers go outside to smoke and put their finished cigarettes on the pavement so it looks very shabby outside because of this. They need to have more ashtrays and encourage smokers to dispose of their cigarette stubs more thoughtfully.
We stayed in room 12, and the corridor leading to our room smelled of very strong chemicals, but they had to use strong chemicals to get rid of the bad smells caused by guests, maybe.
