Location, balcony, good shower water pressure, quiet rooms (even street facing).
Wifi did NOT work for more than five minutes at a time. Big problem when a person must work. Air con was not very good. Hotel is very dated.

The location is really superb. You can walk everywhere. To the sea, to the shops, restaurants, and the center of Nice. Excellent location. Stuff very good.
The hotel needs renovation in general, especially the rooms. They require upgrading, and the rooms are very small for two people. Very expensive for what the hotel offers. I would not recommend it for the money they charge.
