Nice spot for two. We enjoy making our own meals and used the grill and kitchen appliances. Price was right.

There are many options available if you want to stay in Sedona, but very few as cozy and reasonably priced as this one. This is not a luxury suite, if that is what you are looking for, it is a very functional, one-bedroom, one-bath cottage with a kitchen/living room. That's it. There is also a sweet porch off of the bedroom that leads to the back yard, great for an early morning meditation. My wife and I stayed for a week and enjoyed the quiet neighborhood, private parking, and killer views of the red rock ledges in two directions. My teenage son slept on a pull-out couch and was very comfortable. There is a patio on the side of the house with a two-person hot tub, which was great after a day of hiking. A laundry room is available via a shared central room that exists between the main house, which was also rented out, and the cottage, and that was a nice convenience. The wi fi worked great, even if it took awhile to log on. Best of all, its a short walk uptown to shops, restaurants and wellness practitioners. The Sedona Beer Co. microbrewery is only two blocks away. The beer is great, the owner is friendly and we gave them a lot of business, but didn't have to drive home. Not really anything to complain about. The bathroom is very small and there is no counter space for toiletries, but they provide folding tables, so we just set one up in the bathroom to pile our stuff on. Oh, there is no dishwasher, you have to wash by hand, I hope that is not a deal breaker for anyone. Jon was easy to work with, check in and check out was not a hassle and we truly enjoyed the experience. When we go back to Sedona, we will stay there again. no doubt.

The location is the very best part of this property - it is easy to get into town and to find your way back. The outside is nice, with your own parking area, and fragrant roses along the street. The back yard, to which there is access to use the hot tub (plan in advance and turn up the heat or you'll be in a tepid tub!) The privacy fence is effective if not very attractive, but after a day of exploring it doesn't matter that much. The views from the back yard of the red rock formations are beautiful - as I said..perfect location. The interior of the property doesn't appear to have had any attention in a very long time. The faucets are very outdated and corroded - the bathroom sink dribbled constantly unless you got it in exactly the right position. The small shower obviously used to have a door, which is gone although the extrusions remain, replaced by a shower curtain. There was a dirty razor and a melted old bar of soap in the shower caddy. The vanity is awful...like you were in a bad service station bathroom...and the walls are dirty (you can see where "stuff" has run down to the baseboards and never been wiped off). The bathroom door does not fit the opening, and someone tried to compensate for that by not mortising the hinges, which leaves a good half-inch gap of open air. Everything done in the bathroom with the door closed can be heard in the bedroom, which is not very "romantic". The corners of the shower were dirty and mildew looking. There is a small hole in the bathroom wall, and a hole in the bedroom ceiling. The door between the bedroom and the front room is louvers, so does not keep out sound from the front (like the tv). It is advertised to have a pull-out sofa bed, which is there, but the mattress is so far past prime (springs sticking through the cover) that the heavy foam pad you have to drag down from an upper closet by standing on a chair, so dangerous, hardly helps, and the whole thing makes so much noise when you try to roll over - there also was no bedding for it that I could locate. My husband snores loudly, so we look for a place where we can sleep separately if need be - this pull-out isn't suitable for anyone over the age of 4. Wound up sleeping on the pad on the front room floor....not acceptable for someone almost 70. When I slid the chair over a bit in order to open the sofa bed, there was an old rawhide chew and and a cracker under it. I have pictures of all of this but see nowhere to attach them! Yucky

Great location, quiet neighborhood, walking very convenient to many places, as was driving. Absolutely fell in love with Sedona! Guesthouse comfy, liked all the windows for light. Bed very comfy. Jon resolved any issues that came up, which were very few. Let us check in early----- always a bonus! Would stay again..

We had a great stay at the guesthouse. Everything was clean, the owner Jon was very responsive when we couldn't find a light switch, we had access to the Arizona room since the main house wasn't rented out, hot tub with spectacular views of red rocks was nice. Enjoyed backyard. Gas BBQ was excellent. Very quiet and peaceful. Nice selection of pots, dishes, and other essentials. Jon allowed us to check out late which was greatly appreciated. Deposit was returned quickly. Can't wait to return!

Mostly the small unit (attatched to a home) needs a serious cleaning. We found many spider webs and a few bugs walking around. There is no dishwasher and no garbage disposal. The walls need painting and the unit needs updating. the W/D are in the big house and you need to coordinate with them, which is awkward. We had to ask twice for our deposit back. we will not be staying here again. Doug Porter

I did not understand just how convenient this little guest house was until we arrived. I LOVED being able to hike right from the house (1.25 mi to trailhead) or have my husband drop me off at other trailheads and hike my way back and down to the house. I walked to the 'Uptown' shopping area and took morning walks on the quiet streets. The best part was finding out that a GREAT massage therapist had a studio 3 houses away. Talk about a treat after hiking all day. So nice having a fenced yard for the dogs and we really enjoyed the folks renting the main house. Our dogs became fast friends. Understand that this is an older home... but it was very adequate for our stay. I cooked quite a bit and the stove and oven worked beautifully. The hot tub broke right after our arrival and Jon had a repair person out immediately. Unfortunately it could not be fixed right away but I was impressed by Jon's immediate response. I had to work while I was there and the wifi speed was very fast. This was really a great experience on our first Sedona visit.
