Located in New Buffalo, this lovely house for $538 per night is a fantastic option for your next vacation. 6 Bedrooms, 4 Baths, Sleeps 13 Five Night Summer Minimum! Welcome to Sunset Villa! Recently updated, this sprawling six-bedroom, four-bathroom home is just two blocks away from the waterside fine dining of the Bentwood Restaurant. From our home you'll enjoy the picturesque six-block, harbor-side walk to downtown New Buffalo. Whether you are planning an all-adult trip or a family getaway this home is the perfect complement to any of your planned activities. Applaud the sunset like a local from one of our two well-appointed decks or curl up next to one of three fireplaces with a glass of red wine from a favorite local winery. The master suite offers it own deck with partial lake views. Close to everything Harbor Country has to offer. All Guests required to sign our Guest Occupancy Agreement as well. **Sunset Shores beaches have been impacted by storms and a couple years of harsh winters. We hope they will be back to normal by the time of your rental. This has always been a smaller beach but we are hoping more of the beach to come back this Spring and early Summer! New Buffalo public beach is half a mile away as well. **Minimum age of 25 years old to rent. **Maximum 8 car parking.

We loved the deck on the main level. That was our gathering place in the morning for coffee and at night with the lights. Loved listening to the frogs!

We stayed with a group of friends and had plenty of room for everyone to stay. The master bedroom was beautiful. We were able to walk to multiple places and the neighborhood was very quiet.

We had a really nice time staying here. They’re 3 levels and the master suite is on the third level as well as the second patio. Very spacious and walking distance to stray dog and surrounding area. Jason was very easy to get in touch with and everything was wonderful.

We had a small housekeeping snafu when we first arrived, but I contacted the property management and they fixed it immediately. Especially remarkable given that it was Christmas Day! We were bummed that there was no pinball machine, despite the photos and description. Otherwise everything was as we expected. We walked to the lake each day and it was beautiful, even in winter! A really lovely area.

30th birthday trip
I rented this house for a 30th birthday trip, it was perfect. Walking distance from downtown, every couple got their own room and everything functioned really well. We loved the back deck and if it was nicer out, the yard and beach would have been great too. The house is very well stocked (anything you might need in the kitchen for cooking) and very clean. Would stay again and recommend for groups of friends or families!

Dudes' weekend
Rented the Eagle's nest for an annual meet-up with some old buddies from high school. This place was perfect. Walking distance to town, outdoor space for lawn games, and enough rooms so that everyone had personal sleeping quarters. Highly recommended.

Beware Of This Property
I paid to stay at this property from September 13 to September 16. The property called Bluefish Vacation Rentals had water damage, dirty carpet, spider webs hanging from the chairs and ceiling as well as a mold smell throughout the house, old beds with spring coming out, so you cannot sleep in each bedroom, old leather furniture, open gaps in the door lock and crack glass door. Do not stay here and do not use this website to book. My group left early because of these conditions and the owners of this property is refusing to give back that money for days we did not stay. They charged money for cleaning and we had a dirty property that we left early due to the conditions and came home. The owners have no integrity and lied about the property. They are going to lie and response to these comments by saying they address the issues but, you should not believe them, we left because of these issues and cut short our vacation. The fact that bed sheets and a carpet cleaning company had to come the second day let’s you know the place was not clean. The smell is everywhere in the house because the house has water damage. DO NOT STAY HERE. I have pictures and comments about this on a new Facebook Pages called Beware of Vrbo Properties for your review. VRBO or Homeaway was no help. Gayle Newcomb

Great location
House was in a wonderful location. Lower level was very musty smelling but main floor and upper level was nice. We had an issue with wasps coming up through the floorboards of the patio and had one child get stung. But when we called they were right on it and tried to get it taken care of. Overall we all had a great time and enjoyed our stay.

Spent the weekend with 8 other girls in this house! It was a great house that was able to meet all of our expectations. It was very comfortable and great that everyone had a bed to sleep in. I would definitely recommend for anyone looking to stay in New Buffalo. Very convenient location for wine tasting.

This house was beautiful! It is located walking distance (around the block) from the beach and restaurants/bars! Looking forward to hopefully coming back to the house and staying during the summer! Had the pleasure of meeting the owner. Seems like a great guy who is looking to update and do wonderful things to his home!

Inside had a decent amount of water damage and the beds were very old. The house served its purpose since we pretty much just slept there. When the remodel is finished it should be decent.

Good location and convenient to NB
House is large and well set up for large group. Lots of space to spread out. It is in need of maintenance as there are exterior doors with gaps between lock and door that you can see outside or vice versa.
The interior living areas and baths are dated and there is mold in some of the shower areas. Several light bulbs are burned out throughout the house.
All of these items are minor but what is disappointing is that most of the issues were also described by previous guests so there must be a choice not to address the problems.

It suited our needs
The property is a little worn and the outside was cluttered with building materials and some trash, but after I cleaned that up and repaired a few things inside, the home was the perfect size for our family. It may just be me, but fixing things like: sticking the bottom of the oven back on to its pins instead of sitting on the ground, dusting off the pan rack hanging from the kitchen ceiling, dusting on top of the fridge and putting away the plethora of extra small appliances are probably things that only bother me and people like me.
The 6 bedrooms and the layout of the house is very good for a large family and everybody slept well except for my daughter who was bitten over and over again by some kind of bug. We finally moved her into the bunk room with the kids.
The kitchen is a little small for the amount of people we had in the house, but my amazing wife somehow made it work.

Great place to stay and have a family get together
It is a great house for family of 5 or 6 stay, enjoy and have funtime. We did not goto lake (about 10 minutes walk from the house). You can see the lake from the house but being winter we never went to lake or used backyard just stayed indoor and had family fun time.
Everything was as described and no issue except the tv was not working. Although DirectTV box was setup we never were able to get direct TV. Being NFL week and no way to watch the matches was a disappointment. Informed Jason, he could not get hold of owner to get it fixed and it was one of the major disappointment. Other than that everything was fine and we all had great time.

Great location and Great Home
My family and I rented this home in November as a place we could all gather to celebrate Thanksgiving. We have little kids and rather than having to split up into multiple locations, we wanted to all stay together so that we would be able to spend more time together. This property was perfect. There were 15 of us and it slept us all very comfortably, admittedly New Buffalo is not the greatest destination in November for exploring outdoors, but the ample space inside the home made for a great experience. I would highly recommend this home to anyone looking to vacation in New Buffalo.

Comfortable, convenient, great deck
We had a wonderful four nights here with family for a wedding weekend. The home was attractive and clean. Our group was 15-17 people, depending on the night, and ranged from ages 8-80. There were no issues with stairs, hot water or anything else. If you have kids who wish to play video games, do bring some games. But the younger ones had a great time with the shuffle board table. The sofa beds were easily pulled out and put back each night and no one said they weren't comfortable. The lower level kitchenette was a brilliant idea when the addition was added to the house.
The decks were lovely, with the large main floor deck being perfect when other family and friends stopped by to visit.
We met the owner, who is a very gracious fellow. Thanks for the lemonade!

nice house, friendly owner, unsure about mgmt company
The house is very spacious, there's a shuffle board table and two big TVs. It's not brand new but it's clean and in good condition. It's an easy walk to the beach, about a half mile. We bumped into the owner on the way in and out, and he was very friendly and helpful.
I've had less of a great experience with the property management company "light harbor rentals" I had to deal with. The payment process was awkward (why can't I just pay once through Home Away?), they make you sign a lengthy contract including all of the names of all of the guests that will be staying (14 in my case...). Their website is awkward, it tries to show me the lock keycode at the time of my check in, but it did not function properly. I called several times, they never picked up. But when I left a message they got back to me promptly. Additionally, I made a $500 security deposit that hasn't been refunded with no word of why. We closely followed the checkout procedure. I am disputing the charge on my credit card.

Not the same as description and pictures
The company I work for rented the space for a team retreat. The pictures of the home looked great and described it as a 6 bedroom and 4 1/2 bath. There was no half bath. One of the rooms had a broken futon. The west facing windows had no blinds and was extremely hot in the room all afternoon, this was the main living space.
The back deck was very nice with a large table where we could all eat our meals. It would have been nice if the grill had been with the table (as pictured) instead on the driveway.
Beach access was confusing and not as close as thought.
Overall the place fit our needs and the shuffleboard table was a hit.
