The hotel was in walking distance of the main railway station and the inner city, the room was quiet, spacious and to our surprise had airconditioning, especially as my brother who had also booked a room at the hotel only had a fan. We enjoyed the breakfast.
The neighbourhood was not tops.

It was close to Munchen HBF (The central railway station), and also had access to Cafes, restaurants and supermarkets. The room was cozy and convenient for travellers who are exploring Munich.
The shower area was small for one person. And there is no refrigerator.

Easy enough to check in.
A bit of an uneasy area, staff a bit unwelcoming. No clear instructions on how to use AC. I booked a room with AC but they don’t explain that you have to leave a cash deposit to have the remote control from reception to make sure it isn’t stolen. We raised it after dinner and we didn’t have cash so they took my passport as a deposit instead.
Also, it’s not clear that the balcony on the top floor is actually shared between about 4/5 rooms which felt uneasy at night.
