Amazing location- next to Roma Termini, easy access to supermarket and one touristic place! Room was cozy equipped with all the required amenities. Breakfast was crunchy breads packs & jam with unlimited fresh coffee. Microwave, freezer and cutleries were also there for quick food preparation. They also allowed me an early check-in, which was extremely helpful.
Internet in the room was bit flickering sometimes. Otherwise all good.

I loved my room that was on the back so no traffic noise. Large room. Air conditioning. New shower. Kitchen facilities were good with kettle, coffee machine (coffee provided), cutlery and crockery in drawers, fridge freezer, sink and microwave. Very close to station but within easy reach of centre either on foot or by Metro. They provided toasted bread, jam, teabags and coffee. There was also a fridge in the room which was great. Clean towels and openable window.
I ran a B&B in the UK so know a bit about running one. Firstly listen to feedback from your guests. Small things could be done to make this so much better and mainly on communication. I arrived and first of all couldn’t find the place. Then saw a couple trying to get in through a very old door. I walked over and worked out they were after the same place. Eventually we found a bell amongst lots of them. We rang it and then we were buzzed in. When we got in we had no idea where to go and with a heavy suitcase no idea what to do. Assumed someone would come down. Nobody appeared and one of the other people went up the stairs and found it was on floor 3. There is an old lift which we went up in. Rang the door bell and lady let us in. She didn’t speak much English. She took our local taxes payment and showed me my room. I didn’t see her again for the next 3 days. She is only there for cleaning and letting people in. There are no instructions anywhere to help you know how kitchen works. I ended up buying some milk which was great and assume other stuff in fridge belonged to other guests rather than B&B but who knows. During my stay I also asked some questions but never got a reply. So I would suggest the B&B provides better details on arrival (explain about the door, the bell, that it is in 3rd floor) and make it clear that providing a check in time is critical because I don’t know what I would have done if I hadn’t arrived while other people were trying to get in. Explain that it doesn’t have someone on site all the time during the day. Explain how the kitchen works and if you can use stuff in fridge/freezer or not. The bedspread had seen better days and would make such a difference to the room which I loved.

Room space was okay, close to the train station Termini.
Old Roman building so the room's soundproofing is close to nonexistent which didn't bother us too much but could for someone else. Communication with host not smooth. Sometimes we didn't get any reply by message.
