The property is quite small and set in a lovely garden, with a secure perimeter, with gated access. It isn't a hotel as such, but is more than a B&B. The house is clean and well kept, with staff available some of the time. We were handed a bunch of keys when we checked in, one to the compound gate, one to the property and one to the room.
Our room was wood lined but the window looked directly onto an external wall a metre or so away. The frame was wooden and the window a little ill-fitting, so that a few drops of water ran onto the sill during a very heavy storm. If This does not have a modern pristine modern hotel atmosphere, but felt comfortable and friendly. The garden is laid out with a large lawn with shade from mature trees and flower borders around the lawn, paths and perimeters. It had activities for children on the lawn including a small climbing frame, swing and lawn games. It would be an ideal, safe place to bring children to, where they wouldn't be bored by the lack of facilities in hotels.
The breakfast was very good, with fruit, bacon and eggs (typical Thai hotel style hotdog/ ham style) and shredded vegetables. There was a hot water dispenser with instant coffee available. It was served quickly by the friendly staff member who is there during the day. There was secure covered parking next to the house and it was easy to find.
The window fit wasn't a problem temperature wise, but rain getting in (although only a few drops) concerned me as the only electrical outlet was quite close.
The bathroom was functional and clean, but the sealing around the shower area were in slightly poor repair.
The property is homely, functional, pretty and nicely set out and located but would not suit someone looking for a modern luxury hotel. None of this detracted from it for us and It suited us perfectly. We went in low season, which is why there was heavy rain at night) and was very quiet. We did not have children with us but this would suit a young family very well but with lots of activities for children on the lawn it may not be as quiet.

The location was beautiful. The room was spacious, very clean and comfortable. It was a nice place to relax after visiting the local sights.

A relaxed atmosphere but strange set-up with the rooms and layout.
There was a choice of two breakfasts which had to be pre-ordered the day before - neither appealed to us so we were offered banana pancakes, which in fact were banana muffins. We chose to eat out. The place was very difficult to find, there are no signs and communication throughout was to be done by WhatsApp which was not answered. The lighting in the room was very difficult. Limited windows to open and when you did all the mosquitos came in. A very strange place and concept - not what we were expecting. No wardrobe or drawers.

Nice garden, cosy place. Relatively close to the archaeological site
We booked other room that the one they gave us. Moreover, the bathroom was outside the room. When we asked for the one that we had booked, they apologised saying that ths was not possible, as the place was full. Breakfast is a choice between two plates, rather indifferent. Of course, noone speaks english.
