staff were welcoming on arrival, showed me to my room and explained breakfast in the morning. Breakfast was lovely and staff thier were also very welcoming and friendly.

The pub was situated in a quiet, pretty, village very close to the M1 but far enough away from the motorway that it could not be seen or heard and we felt as if we were in a rural village with a canal running along one edge.
The staff were friendly and helpful, breakfast was good, and there was free onsite parking.
The room was very warm even with a fan and the windows open. This wasn't anyone's fault but due to the heatwave that affected much of the country.

Room was clean and comfortable but the bar area smelled of cigarettes
I wanted breakfast before 8.30 when I had to check out but breakfast started after this so I didn't get any. I asked if they could leave some cereal but they said no
