I had a nearby conference at a major chain hotel (5 minute walk, if that), so location for this was utterly perfect, and SOOO much better value. I adored my room - sitting area, great wardrobe space, good bathroom. Some cupboard space next to the mini-fridge was a welcome surprise, as was the size of the desk which made it easy for me to set up for the conference. Well appointed, the shared kitchen and lounge were lovely. There were some good local restaurants very close by too. Easy access to public transport into the city and beyond - 2 train stations and a metro within 600-1km walk. Wifi was the best I had in 3 weeks.
I had an attic room - I loved being able to open the skylight windows for cool air during the evenings. There's an outdoor shaded area, and free parking, although I didn't use either of these.
I had an issue checking in that was platform and me-related rather than reception - see below
A heads up about the booking platform rather than a reflection of the guesthouse itself. I booked via this platform online using my personal outlook email in May. I downloaded the platform app when I was travelling in October and set it up with my gmail; I did not realise the different emails would be an issue; the guest names were the same, the account had been paid in May. At around 16:50 on arrival, when I used the confirmation link on my outlook email to check in the link permissions were denied and I couldn't get in. Reception wasn't there. I was hot and flustered, so didn't notice immediately the reception email and phone number above the door. Thankfully, reception person answered my phone call and was super-kind when they heard the level of my anxiety and distress - they let me into cooler conditions of the guesthouse foyer. They had the same platform-based issue (couldn't forward the check-in details to the original email) however we were able to get it sorted via What'sApp (including ID). From there in I got the check in details which were super smooth and easy to use.

Location and common space and cleanliness.
The bed in room 8 on the first floor was very uncomfortable. When you sleep, it just falls in the middle part.

The room was lovely and cozy, all the amenities were there.
The wifi didn't work for the whole of my stay and while customer support was aware of the issue, the problem did not get fixed. I had to purchase additional data on my phone in order to do my work. It would have been better if they were able to keep me up to date with what's happening. Secondly - the signs for exit and emergency number on the door was flourescent and incredibly bright, along with the blinking light on the smoke detector in the ceiling. Not sure what can be done about this if it's mandatory - so just make sure you bring eyemask if you want to get some sleep.
