Excellent location, spacious room, lovely garden.
Free car parking, train station just a few minuttes away. Room didn’t include breakfast, but we were served warm croissant and coffee every morning.

Staying at Villa Magnolia Park worked out very well for us. Unfortunately it was only a one day layover as we waited for our flight out of Pisa and would have really liked to stay longer.
But if I were to visit Pisa again for a longer stay I would certainly choose this property again.
The location was perfect only about a 2 min walk from the station, and even though close to the station, the windows kept the train sounds out and it was a nice quiet room.
The location is also only about a 5 min. walk to the Tower which everyone wishes to see.
The Pisa Centrale is only one stop away from Pisa San Rossoso and takes but 5 min. by train and costs 1.7 Euro. Lots of trains to catch throughout the day, if you need one.
Our room was on the first floor so two flights of stairs to reach the room and check in area. But the staircase was nice and wide so not awkward as to taking the bags up.
The beds were comfortable, the AC, worked well and the bathroom had plenty of room and was quite modern and the shower was roomy and had lots of hot water.
Manuela was a very pleasant and kind host and we had a nice chat at breakfast where she offered Tea/Coffee and Croissants.
Manuela was also excellent with correspondence and sent a nice detailed email as to if she was not there at check in how to proceed if one had to check themselves in as to keys and electronic door pass keys that were in the lock box.
The property felt secure with a modern security system and Gates upon entry to the property.
Just a very nice property overall for a stay.
I could think of nothing that was not to like.

Distance to attraction is excellent for the price and just outside the ztl. Building is lovely and parking is great. The host was kind enough to provide a small breakfast which was not included in the price.
We could hear the train running. The room also smelled awful.
